The grantor herein is the same person as the grantee in Deed dated July 25, 1996
recorded August 1, 1996 in Liber 11785 Page 439.
TOGETHER with all right, title and interest, if any, nfthe party of the first part of, in and to any streets and roads abutting the
above-described premises to the center lines thereof; TOGETHER with the appurtenances and all the estate and rights of the
party of the first part in and to said premises; TO HAVE AND TO HOLD the premises herein granted unto the party of the
second part, the heirs or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby the said
premises have been incumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first part will
receive the consideration for this conveyance and will hold the right to receive such consideration as a trust fund to be applied
first for the purpose of paying the cost of the improvement and will apply the same first to the payment of the cost of the
improvement before using any part of the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.

ALL that certain plot, piece or parcel of land, with the buildings
and improvements thereon erected, situate, lying and being at
Nassau Far.ms, New Peconic, Town of Southold, County of Suffolk and
State of New York on a certain map entitled, "Map of Nassau Farms",
and filed in the Office of the Clerk of the County of Suffolk on
March 28, 1935 known and designated as Part of Lot 124, Map No. 1179,
being more particularly bounded and described as follows:
BEGINNING at a point on the southwesterly side of Horton Road, 147.72
feet in a southeasterly direction from the intersection of the south-
easterly side of Pine Street Road and the southwesterly side of Horton
Road;
THENCE in a southeasterly direction along the southwesterly side of
Horton Road, South 23 degrees 50 minutes 00 seconds East a distance
of 75 feet to the land of Bourguignon;
RUNNING THENCE in a southwesterly direction along the northwesterly
line of lands of said Bourguignon South 63 degrees 13 minutes 50 seconds
West a distance of 100 feet to land of Pfutzner;
THENCE North 23 degrees 50 minutes 00 seconds West, along the said lands
of Pfutzner to land of Grimes, 75 feet;
THENCE North 63 degrees 13 minutes 50 seconds East along the said land of
Grimes, 100 feet to the point or place of BEGINNING.
TOGETHER with the benefits arising from a Cesspool Agreement recorded in
the Suffolk County Clerk's Office in Liber 5039 Page 209 giving the party
of the second part herein, her heirs, successors and assigns, forever, as
easement for the use maintenance, cleaning and repair of the existing
cesspool and pipe line extending thereto from the westerly line of the
premises being conveyed herein for a distance of eighteen (18) feet, the
corner of which cesspool is approximately twenty (20) feet North of the
southerly boundary of the premises now or formerly of Graham and fourteen
(14) feet West of the westerly line of premises now or fo~erly of Pfutzner.
