25.0 feet; THENCE on a curve to the right heving a radius of 100.0 feet, a distance of 151.84 feet to the
westerly line of a highway 50' wide formerly known as "Three Waters Lafle"; THENCE along said weslllrly tine
of said highway, S. l' 02' 20" W. a distance of 30.27 feet to a point where the same is InlllrseclBd by the
common boundary line of lots numberad 33 and 34 as shown on said map; THENCE North 85' 57' 40" W. a
distance of 126.45 feet; THENCE North 4' 02' 20" E. a distance of 125.0 feet to the point of BEGINNING.
TOGETHER with a right of wey over said 'Sound View Road", said "Three WalBrs Lane" and highways known
or formally known as "Pari< View Lane" and "Plum Island Lafle'; from the nor!hwasterly comer of the premises
easterly and then southerly and then westerly and then again southerly about 2450 feet to the Main Road.
BEING AND INTENDING TO BE the premiees known es 1700 Soundvlew Road, Orient, New York, and
designated in the Suffolk County Tax Map as Distrid 1000, Sadlon 15, Block 3, Lot 20.
BEING AND INTENDED TO BE the same premises conveyed to the grantors and grantees herein by deed

TOGETHER with all right, tiBe and inlllrest, if any, of the party of the first part in and to any slreets and roads
abutting the above described premises to the center lines thereof; TOGETHER with the appurtanances and all
the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the
premiees herein granted unto the party of the second part, the heirs or successors and assigns of the party of
the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises heve been encumberad in any way whalBver, BXcept as aforesaid.
AND the party of the first part, In compliance with Section 13 of the Lien Law, covenants that the party of the
first part will receive the consideration for this conveyance and will hold the right to receive such consideration
as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same
first to the payrrl8nt of the cost of the Improvement before using any part of the tolll. of the same for any other
