and all the estate and rights of the party of the firsl part in and to said premises; TO HAVE AND TO HOLD
the premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of
the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered any1hing whereby
the said premises have been incumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the
first part will receive the consideration for this conveyance and will hold the right to receive such consideration
as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same
first to the payment of the cost of the improvement before using any part of the total of the same for any other
purpose.
The word "party" shall be construed as ifit read "parties" whenever the sense of this indenture so requires.

Southold Town, Suffolk County, New York and known and designated as and by the lot number 340 as shown
on map entitled, "Map of Section "0" , Nassau Point Club Properties, Inc." situate at Nassau Point, Southold,
Suffolk County, New York, surveyed March 24th, 1925 by Otto W. Van Tuyl C.E. & Surveyor, Greenport, New
York and filed In the Office of the Clerk of the County of Suffl'llk, New York, on May7, 1926, File No. B06, said
rot being bounded and described as follows:
BEGINNING at a concrete monument on the southwesterly side of Wunneweta Road distant northwesterly
274.00 feet, more or less, from the extreme northerly end of the curve which connects the northerly side of
Old Menhaden Road and the southwesterly side of Wunneweta Road;
RUNNING THENCE South 58 degrees 44 minutes 00 seconds West, 262.00 feet;
THENCE North 53 degrees 29 minutes 00 seconds West, 106.00 feet;
THENCE North 56 degrees 44 minutes 00 seconds East, 274.00 feet to the southwesterly side of Wunneweta
Road;
THENCE southeasterly along said southwesterly side of Wunneweta Road on a tie line bearing South 47
