ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon
erected, situate, lying and being in Mattituck, in the Town of Southold, County of Suffolk,
New York, known and described as lot #49, Block 2, on a certain map entitled, "Map of
Captain Kidd Estates", which said map was duly filed in the office of the Clerk of the
County of Suffolk on January 19, 1949 as Map #1672,
SUBJECT to any state of facts an accurate survey may show,
SUBJECT to covenants restrictions and easements of record, if any, affecting said
premises. .
BEING the same premises heretofore conveyed to John G, Johnnidis by deed dated
August 5th, 1992 and recorded in the office of the Clerk of Suffolk County on September
29, 1992 in Liber 11545 and Page 501,
BEING the same premises known as and by street number 800 Soundbeach Drive,
Mattituck, NY 11952, Section 099, Block 01, Lot 009,000,
PARCEL II
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon
erected, situate, lying and being at Mattituck, Town of Southold, County of Suffolk and
State of New York, known and designated as the West half of Lot #50
On a certain map entitled, "Map of Captain Kidd Estates" and filed in the Office of the Clerk
of the County of Suffolk on January 19, 1949 as Map No, 1672, which said lot is bounded
and more particularly described as follows:
BEGINNING at a point in the North line of Sound Beach Drive distant West 543,07 feet
from the Southwest end of a curve having a radius of 25 feet connecting the North line of
Sound Beach Drive with the West line of Inlet Drive; thence South 36 degrees 0 minutes
West along North line of Sound Beach Drive 26,01 feet to East line of Lot 49 as shown on
said map; thence North 38 degrees 0 minutes West along East line of Lot 49,184,12 feet
to mean high water of Long Island Sound; thence North 44 degrees 22 minutes 40
seconds East along mean high water of Long Island Sound 25.22 feet; thence South 38
degrees 0 minutes East through Lot 50, 180,29 feet to North line of Sound Beach Drive
and point or place of beginning, being the west one-half of Lot 50 of "Captain Kidd
Estates" ,

TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above descrihed premises to the center lines thereof; TOGETHER with the appurtenances,
and also all the estate which the said decedent had at the time of decedent's death in said premises, and also
the estate therrin, which the party of the first part has or has power to conveyor dispose of, whether individ-
ually, or hy virtue of said will or otherwise; TO HAVE AND TO HOLD the premises herein granted unto
the party of the second part, the heirs or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first p"t I,as not done or suffered anything
whereby the said premises have been incumhered in any way whatever, except as aforesnid.
AND the party of the first part, in compli.,nce with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive snch consid-
eration as a trust fund to he applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shaH he construed as if it read "parties" whenever the sense of this indenture so requires.
