THIS INDENTURE, made the 25'" day of February in the year two thousand and three
BETWEEN ANDREW M. BURKARD and ANNE B. BURKARD, a/kJa ANNE
BURKARD, his wife. both residing at 40 Slocum Avenue, Port Washington, New York 11050..
party of the first part, and ANDREW M. BURKARD and ANNE B. BURKARD, a/kJa ANNE
BURKARD, both residing at 40 Slocum Avenue, Port Washington, New York 11050, as
Tenants in Common
party of the second part,
\VITNESSETH, that the party of the first part, in consideration ofTen Dollars and other
valuable consideration paid by the party of the second part, does hereby grant and release unto
the party of the second part, the heirs or successors and assigns ofthe party of the second part
forever.
ALL that certain plot, piece or parcel ofland with the buildings and improvements thereon
erected, situate lying and being in the Town of South old, County of Suffolk and State of New
York, known and designated as Lot No. 167 on a certain map entitled "Map of Orient by the
Sea, Section 3", and filed in the office of the Clerk of the County of Suffolk on October 16.
1974 as Map No. 6160 more particularly bounded and described as follows:
BEGINNING at a point on the southerly side of Uhl Lane where the same is intersected by
the division line between lots 167 and 168 on the aforesaid map, said point or place of
beginning being also distant 175.0 feet easterly as measured along the southerly side of Ubi
Lane from the easterly end ofa curve, said curve connecting the easterly side of Ryder Farm
Lane with the southerly side ofUhl Lane; running thence from said point or place of beginning
along the southerly side ofUhI Lane North 88 degrees 26 minutes 00 seConds East 210.00 feet
to the division line between lots 166 and 167; thence along said last'mentioned division line
South I degree 34 minutes 00 seconds East 179.81 feet; thence South 78 degrees 5S minutes
10 seconds West 212.93 feet to the division line between lots 167 and 168, first above
mentioned; and thence along said last mentioned division line North 1 degree 34 minutes 00
seconds Wcst21S.0 feet to the southerly side ofUhl Lane at ilie point or place of beginning.
TOGETHER with a right of way over all streets as shown on maps of Orient By The Sea,
Sections One, Two and Three, Maps Nos. 2777, 3444 and 6160, respectively, as filed in the
office of the Suffolk County Clerk. .. . .
