and described as follows:
BEGINNING at a monument on the westerly side of Wunneweta Road at the extreme
southerly end of the arc of an irregular curve connecting the southerly side of

south 1 degree 37 minutes 40 seconds east along the westerly side of Wunneweta Road
'149.62 feet to a monument and the division line between lDts 230 and'231 on above
lI'entioned map; THENCE south 30 degrees 32 minutes 00 secooos west along said
division line 257.30 feet to Wunneweta Pond; THENCE south 86 degrees 9 minutes
30 seconds west along Wunneweta Pond 104.60 feet to a point; THENCE north 3 degrees
33 minutes 30 seconds east 87.70 feet and passing through a monument and the. easterly
side of Little peconic Bay Road; THENCE north 34 degrees 41 minutes 00 seconds

southeasterly side of southerly side'of Little Peconic Bay Road on an irregular
curve having the following four tie lines: (1) north 16 degrees 43 minutes 00

,east 94.54 feet to a monUll'ent. (3) north 76 degrees 52 minutes 00 seconds east
1 23.50 feet to a monument. ( 4) south 66 degrees 56 minutes 40 seconds east 94.0
feet to the monument at the point or place of BEGINNING.
Said premises also known as 1800 Little Peconic Bay Road, New York
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all
the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the
premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of
the second part forever.
AN D the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesilid:
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the
first part will receive the consideration for this conveyance and will hold the right to receive such consideration
as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same
first to the payment of the cost of the improvement before using any part of the total of the same for any other
purpose. The word "party" shall be construed as if it read "parties" when ever the sense of this indenture so
requires.
