ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected. situate, lying and being

New York, known and designated as Part of Lot 9 on a certain map entitled
"Map of Property of George H., William T. and Daniel T. Riley" and
filed in the Office of the Clerk of the County of Suffolk on November 27,
1928 under File No. 186, which part of lot is more particularly bounded
and described as follows:
BEGINNING at a point on the northerly side of Riley Avenue distant
475.000 feet easterly from the corner formed by the intersection of the
northerly side of Riley Avenue with the easterly side of Bay Avenue, said
point being where the easterly line of land now or formerly of Allan
Wexler and Ellen Wexler intersects the said northerly line of Riley Ave;
RUNNING THENCE along said easterly line of land now or formerly of Allan
Wexler and Ellen Wexler, North 18 degrees 54 minutes 40 seconds West
230.58 feet; RUNNING THENCE along the northerly line of Lot 9 on said
map, South 69 degrees 39 minutes 54 seconds East 94.65 feet to land
now or formerly of Richard C. Power; RUNNING THENCE along the westerly
line of land now or formerly of Richard C. Power, South 19 degrees
29 minutes 00 seconds East 159.70 feet to the northerly side of
Riley Avenue; RUNNING THENCE along the northerly side of Riley Avenue
South 70 degrees 31 minutes 00 seconds West 75.00 feet to the point or
place of BEGINNING.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to aoy streets and roads abutting the above
described premises to the center lines thereof; TOGETHER with the appurtenances and all the estate and rights of the party of
the first part in and to said premises; TO HAVE AND TO HOLD the premises herein granted unto the party of the second part,
the heirs or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby the said
premises have been encumbered in any way whatever, except as aforesaid.
AND Ihe party of Ihe first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first part will
receive the consideration for this conveyance and will hold the right to receive such consideration as a trust fund to be applied
first for the purpose of paying the cost of the improvement and will apply the same first to the payment of the cost of the
improvement before using any part of the total of the same for any other purpose. The word "party" shall be construed as if it
read "parties" whenever the sense of this indenture so requires.
