and filed in the Office of the Clerk of the County of Suffolk on March 28, 1969,
as Map No. 5280, said lot being more particularly bounded and described as follows:
BEGINNING at a point on the easterly side of Jackson's Landing distant the following
two (2) courses and distances from the corner formed by the intersection of the east-
erly'side of Mill Road witht he northerly side of Jackson's Landing:
(1) South 83 degrees 26 minutes 00 seconds East along the northerly side of
Jackson's Landing 218.27 feet to the easterly side of Jackson's Landing;
(2) South 1 degree 25 minutes 20 seconds East along the easterly side of Jackson'~
Landing 820.00 feet to the true point ar place of beginning;
RUNNING THENCE North 88 degrees 34 minutes 40 seconds East along the southerly line
of Park and Recharge Basin, 160,00 feet to the,westerly line of land now or formerly
of Weggeland or Wick;
THENCE South 1 degree 25 minutes 20 seconds East along said land 227.45 feet to .the
northerly line of the high water mark as shown on filed map of West branch of Mattitucl
Creek;
THENCE South 88 degrees 34 minutes 40 seconds West along said creek, 110.00 feet;
THENCE North 1 degr~e 25 minutes 20 seconds West 107.45 feet;
THENCE South 88 degrees 34 minutes 40 seconds West 50.00 feet;
THENCE North 1 degree 25 minutes 20 seconds West 120.00 feet to the point or place
of BEGINNING.
BEGING AND INTENDED TO BE the same premises conveyed to the parties of the first

abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all

premises herein granted unto the party of the Second part, the heirs or successors and assigns of the party of
th~ second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises,have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the
first part will receive the consideration for this conveyance and will hold the right to receive such consideration
as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same
first to the payment of the cost of the improvement before using any part of the total of the same for any other
purpose. The word "party" shall be construed as if it read "parties" when ever the 'sense of this indenture so
requires.
