Witnesseth, that the party of the first part, In consideration of Ten Dollars and other valuable consideration paid by
the party of the second part, does hereby grant and release unto the party of the second part, the heirs or successors
and alsigns of the party of the second part forever,
All thet certain plot, piece or parcel of land, with the buil'dings and improvements thereon erected, situate, lying and
beingltiQ)UC at Mattituck, Town of Southold, County of Suffolk and
State of New York, known and designated as Lot No. 35 on a certain
map entitled, "Map of Farmveu Associates, II , and filed in the
Off ie:e of the Clerk of suf folk on September 1, 1989, as Map No.
8808. together with mandatory membership in the Farmveu at
Mattituck Homeowners Associationl Inc. (hereinafter called the
Association).

covenants, restr~ctions, by-laws, rules, regulations ~and
easements, all as set forth in the Amendment to Declaration
(setting forth Covenants, Restrictions, Easements, Charges and
Liens) made by the party of the first part, dated June 7, 1993,
and recorded in the Office of the Clerk of th~ County of Suffolk
on the 8th day of July, 1993, in Liber 11635 of Conveyances at
Page 684 and other covenants, restrictions, easements and
rights-of-way of record. '
Together with all right. tille and interest. if any. of the party of the first part in and to any streets and roads abutting
the above described premises 10 the center lines thereof; Together with the appurtenances end all the estate and
rights of the party of the first part in and to said premises; To Have And To Hold the premises herein granted unto the
party of the second part. the heirs or successors and assigns of the party of the second part forever.
And Ih. party of the first part covenants thatlhe party of the first part has not done or suffered anything whereby the
said premises have been encumbered in any way whatever, except 8S aforesaid.
And the party of the first part. in compliance with Section 13 of the Lien Law. covenants that the party of the firsl part
will receive the consideration for this conveyance and will hold the right to receive such consideration as a trust fund
to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the payment
of the cost of the improvement before using any part of the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
