BARGAIN AND SALE DEED
THIS INDENTURE, made February 16, 1006 between Gcorxe Proferes and
GenldiDe Proferes, his wife, who reside(s) at 18] Sbon Road, Mt. SiDa!, NY, C'Grontorsj,
and Esteves Holding Corp. who reside(s) at 80 SIUIICt Avenue, Selden, NY, (collectively
hereinafter referred to as "Grantee(s)".
WITNESSETH, thaI Grantor, in consideration of Ten Dollars and other valuable
consideration, the receipl and sufficiency of which is hereby aeknowledged, does hereby
grant and release unto Grantees and the heirs, executors, administrators, legal
representatives, successors and assigns of Grantees forever,
ALL that certain plOl, piece or parcel of land, with the buildings and
improvements thereon erecled, situate, lying and being in Town of Southold
County of Sulfolk and the State of New Y ort, being more particularly described
in Exhibit ^ attached hereto and made a pari hereof,
Being and intended to be the same premises transferred to grantor by deed dated

TOGETHER with all right, tille and interest, if any, of Grantor in and 10 any
streets and roads abutling the above described premises to the center lines thereof,

thereon erected, situate. lying nnd being at Orient, in the Town of South old, County of Suffolk
and State of New York, known and designated as Lot 175 as shown on a certain map entitled.
"Map of Orient by the Sea, Section Three", filed in the Suffolk County Clerk's Office on
1011611974 as Map No. 6160.
BEGINNING at the comer fonned by the intersection of the northerly side of Main Road
(S.R.25) and the easterly side of Ryder Farm Lane;
