second pan, does hereby grant and release unto the party of the second part, the heirs or successors and assigns of the
party of the second part forever,

TOGETHER \vah all rights, title and interest, ifany, of the party of the first part in and to any streets and roads abutting the above
described premises to the center lines thereof; TOGETHER with the appurtenances and all the estate and rights of the party of the
first pan in and to said premises; TO HA VE AND TO HOLD the premises herein granted unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever.
AND the pal1y of the first part covenants that the party of the first part has not done or suffered anything whereby the said premises
have been encumbered in any way whatever, except as aforesaid.
AND the party of the first pal1, in compliance with Section 13 of the Lien Law, covenants that the party of the first part will receive
the consideration for this conveyance and will hold the right to receive such consideration as a trust fund to be applied first for the
purpose of paying the cost of the improvement and will apply the same first to the payment of the cost of the improvement before
using any part of the total of the same for any other purpose.
The word "party" sha'll be construed as ifit read "parties" whenever the sense of this indenture so requires.

ALL that certain plot, piece or parcel ofland, thereon erected, situate, lying and being at Orient,
in the Town of Southold, County of Suffolk, and State of New York, known and designated as
Lot No. 179 on a certain map entitled "Map of Orient- By- The-Sea, Section Three, situate at
Orient Point, Town of South old, Suffolk County, New York, owned and developed by
Woodhollow Prope11ies, Inc., #3 Glen Lane, Glenwood Landing, New York, Otto W. Van Tuyl
and Son, Licensed Land Surveyors, Greenpo11, New York", and filed in the office of the clerk of
the County of Suffolk on October 16, 1974 as Map No. 6160.
Subject to those covenants, conditions, restrictions ofrecord, if any.
Being the same premises as conveyed to ANDREW CALDERONE and MARY L. CALDERONE
by deed from WOODHOLLOW PROPERTIES, INC., deed dated June 28, 1984, and recorded in
