or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being at Orient in the Town of Southold, County of Suffolk, and State of New York, being known and
designated as and by Plot No. 163 on a certain map entitled, "Map of Orient-by-the -Sea, Section 3, situate at
Orient Point, Town of Southold, Suffolk County, New York, owned and developed by Woodhollow Properties,
Inc., #3 Glen Lane, Glenwood Landing, New York, Otto W.C. Tuyl and Son L.L.S., Greenport, NY.", and filed
in the Suffolk County Clerk's Office on October 16,1974 as Map No. 6160, and being bounded and described
as follows:
BEGINNING at a point on the westerly side of Plum Island Lane at the extreme southerly end of an arc
connecting the southerly side of Uhl Lane with the westerly side of Plum Island Lane;
RUNNING THENCE South 01 degrees 02 minutes 20 seconds West along the westerly side of Plum Island
Lane 191 .79 feet to the division line between Lots 163 and 174 as shown on said map;
THENCE North 88 degrees 57 minutes 40 seconds West along said division 210.00 feet;
THENCE along the division line between Lots 163 and 164, North 01 degrees 02 minutes 20 seconds East
176.22 feet to the southerly side of Uhl Lane:
THENCE along the southerly side of Uhl Lane the following three (3) courses and distances:
1.) North 71 degrees 33 minutes 50 seconds East 106.68 feet;
2.) South 88 degrees 57 minutes 40 seconds East 89.42 feet;
3.) Easterly along the arc of a curve bearing to the right having a radius of 20 feet a distance of 31.42 feet to
the westerly side of Plum Island Lane at the point or place of BEGINNING.
Said premises are commonly known as 1260 Uhl Lane, Orient, New York 11957.
Being and intended to be the same premises conveyed to the party of the first part herein by deed dated April
14, 1997 and recorded in the Suffolk County Clerk's Office on April 18, 1997 in Liber 11826 at page 224.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all
the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the
premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of
the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the
first part will receive the consideration for this conveyance and will hold the right to receive such consideration
as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same
first to the payment of the cost of the improvement before using any part of the total of the same for any other
purpose. The word "party" shall be construed as if it read "parties" when ever the sense of this indenture so
requires.
