BARGAIN AND SALE DEED, WITH COVENANTS AGAINST GRANTOR'S
ACTS, INDIVIDUAL OR CORPORATION

principal offices at 7 Lavender Lane, E. Islip, New York;
party of the first part, and LOUIS BOSCAlNO, residing at 2648 South
Seamans Neck Road, Seaford, New York.
party of the second part,
WITN ESSETH, that the party of the first part, in consideration of Ten Dollars and
other valuable consideration paid by the party of the second part, does hereby
grant and release unto the party of the second part, the heirs or successors and
assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land,with the buildings and
improvements thereon erected, situate, lying and being in the TO\M1 of Southold,
County of Suffolk and State of New York, kno.,."" and designated as Lot 166 on a
certain map entitled, Map of Orient by the Sea Section 3, filed in the Office of the
Clerk of the County of Suffolk on October 16, 1974 as Map Number 6160, said
lot being bounded and described as follows:
BEGINNING at a point on the southerly side of Uhl Lane where the same is
intersected by the division line bet-wen lots 166 and 167 on the aforesaid map,
said point or place of beginning being also distant 385.0 feet easterly as
measured along the easterly side of Ryder Farm Lane with the southerly side of
Uhl Lane;
RUNNING THENCE from said point of beginning along the southerly side of Uhl
Lane the following l'MJ courses and distances:
1. North 88 dagrees 26 minutes 00 seconds east 32.94 feet;
2. North 71 degrees 33 minutes 50 seconds east 180.0 feet to the
division line be\lNeen Lots 165 and 166;
THENCE along said last mentioned division line between lots 165 and 166 south
18 degrees 26 minutes 10 seconds east 196.57 feet;

THENCE south 78 degrees 55 minutes 10 seconds west 265.89 feet to the
division line between lots 166 and 167;
THENCE along said division line north 1 degree 34 minutes 00 seconds west
179.81 feet to the southerly side of Uhl Lane at the point or place of
BEGINNING
BEING AND INTENDED TO BE THE SAME PREMISES as conveyed by deed
dated April 22. 199B recorded September 1, 1998 in Liber 11914 Page 691.
TOGETHER with all right, title and interest, if any, of the party of the first part in
and to any streets and roads abutting the above desaibed premises to the
center lines thereof; TOGETHER wilh the appurtenances and all the estate and
rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part. the heirs or
successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not
done or suffered anything whereby the said premises have been enumbered in
any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law,
covenants that the party of the first part will receive the consideration for this
conveyance and will hold the right to receive such consideration as a trust fund
to be applied first for the purpose of paying the cost of the improvement and will
apply the same first to the payment of the cost of the improvement before using
any part of the total of the same for any other purpose.
The word "party' shall be construed as if it read "parties" whenever the sense of
this indenture so requires.
IN WITNESS WHEREOF, the party of the first part has duly executed this deed
