the party of the second part, does hereby grant and release unto the party of the second part, the heirs or successors and
assigns of the party of the second part forever,

~J BEGINNING at a point on the easterly side of Luthers Road also known
as Breakwater Road, at the northwesterly corner of the premises about to be
described, which point is the following 2 courses and distances from the
southwesterly corner of land now or formerly of the North Fork Greek
Community Association, Inc. (1) Sduth 170 50' West 116.22 feet; and (2)
South 180 27' West 33.78 feet; and from said point of beginning running
thence South 710 33' 00" East along other land of North Fork Greek
Community Association, Inc. 315.84 feet to land now or formerly of Alice M.
Bergen; running thence South 190 04' 30" West along said last mentioned
land 150.01 feet to a point; running thence North 710 33' 00" West along
land of Glenn Hellermann and Lisa Hellermann 314.20 feet to a point on the
easterly side of Luthers Road; thence North~80 27' East along the easterly
side of Luthers Road 150.00 feet to the point or place of BEGINNING.
BEING AND INTENDED TO BE part of the same premises conveyed to the
party of the first part by deed dated October 25, 1978 and recorded in the
Suffolk County Clerk's Office on November 3, 1978 in Liber 8527 Page 49.
TOGETHER with all right. title and interest, if any. of the party of the first part, in and to any streets and roads
abutting the above-described premises to the center lines thereof; TOGETHER with the appurtenances and all the
estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises herein
granted unto the party of the second part, the heirs or successors and assigns of the party of the second part forever.
AND the part of the first part covenants that the party of the first part has not done or suffered anything whereby the
said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the
first part will receive the consideration for this conveyance and will hold the right to receive such consider-
ation as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
