PURCHASER BEFORE SIGNING.
THIS INDENTURE, made the 19th day of July, two thousaud, between
Thomas J. McCarthy, with offices located at 46520 Roure 48, Southold, New York 11971,
party of the first part, and
Mark Davis, residing at Masters Road, Laurel, New York 11948,
party of the second part,
WITNESSETH, that the party of the first part, in consideration of one thousand dollars ($1,000.), lawful
money of the United States, paid by the party ofthe second part, does hereby remise, release and quitclaim unto
the party of the second part, the heirs or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel, ofland, with the buildings and improvements thereon erected,
situate, lying and being in the Town of Southold, County of Suffolk, State of New York, describesd as
"N-Mastropaulo E-Mastropaulo & Ors S-Pec. Bay Blvd W-McDermoytt", more commonly known as
Masters Road, and also described on the Suffolk County Tax Map as Disrict 1000, Section 126, Block 9,
Section 28.01.
BEING AND INTENDED TO BE THE SAME PREMISES CONVEYED TO THE PARTY OF
THE FIRST PART BY Deed dated November 30,1995, recorded on December 15, 1995 in the Suffolk
Couuty Clerks Office in Liber 11754, Page 476, from the County of Suffolk, said interest acquired by tax
deed on March 6, 1986, from Generaral L. Rains, Deputy Suffolk County Treasurer, and recorded on
March 7, 1986, in Liber 99~2, Pages 559 and 660, and corrected by tax deed on July 1, 1991, from
Generaral L. Rains, Deputy Suffolk County Treasurer, and recorded on July 2, 1991, in Liber 11292,
Pages 595 and 596.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the cenler lines thereof,
TOGETHER with the appurtenances and all the estate and rights of the party of the first part in and to
said premises,
TO HA VE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever.

AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party
of the first part will receive the consideration for this conveyance and will hold the right to receive such
consideration as a trust fund to be applied first for the purpose of paying the costs of the improvement and will
apply the same first to the payment of the cost of the improvement before using any part of the total of the same
for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense ofthis indenture so
reqUIres.
