the Office of the Clerk of Suffolk on August 16, 1922 as Map No. 156, being more
particularly bounded and described as follows: BEGINNING at a point on the northerly
side of Old Cove Road at the division line between lots 304 and 305 on the Map
mentioned above, where the same intersects the northerly side of Old Cove Road;
RUNNING THENCE north 33 degrees 55 minutes 20 seconds west, 270.84 feet; THENCE
north 51 degrees 40 minutes 40 seconds east, 100.00 feet; THENCE south 34 degrees l'
minutes 20 seconds east, 287.00 feet to the northerly side of Old Cove Road; THENCE
along the northerly side of Old Cove Road on a tie line, south 60 degrees 50 minutes 40
seconds west, 102.06 feet to the point or place of BEGINNING.

abutting the above-described premises to the center lines thereof; TOGETHER with the appurtenances and all the
estate and rights of the party of the first part in and to said premises; TO HAVEANDTO HOLD the premises herein
granted unto the party or the second part, the heirs or successors and assigns of the party of the second pan forever.
BEING AND INTENDED TO BE the same premises as conveyed to the party of the first
part by deed dated June 22, 1990 and recorded in the office of the Clerk of the County of
Suffolk on June 16, 1981 in Liber 11102 page 374.
SAID PREMISES ALSO KNOWN AS 1500 Vanston Road, Cutchogue, New York.
AND the party of the first part covenants that the party of the first pan has not done or suffered anything whereby
the saiJ premises have been encumbered in any way whatever, except as aforesaid.
AND the party of !he first part, in compliance with Section I J of the Lien Law. covcnants that the parly of the
first part will receive the consideration for this conveyance and will hold the right to receive such considcr-
ation as a trust fund to be applicd first for the purpose of paying the cost of the improvement and \vill apply
