WITNESSETH, that the party of the first part, in consideration ofTen Dollars and other valuable
consideration paid by the party of the second part, does hereby grant and release unto the party of the
second part, the heirs or successors and assigns of the party of the second part forever.
ALL, that certain plot, piece or parcel of land, situate, lying and being'in the Town of Southold,
Suffolk County, New York, shown and designated as and by the lot No. 166 on a certain map
entitled, "Map of Captain Kidd Estates" and filed in the Suffolk County Clerk's Office on 1/19/49 as
Map No. 1672, which said lot is bounded and described as follows:
BEGINNING at the extreme easterly end of a curve connecting the southerly side of Captain Kidd
Drive with the easterly side of Linda Road;
RUNNING THENCE North 77 degrees 26 minutes 00 seconds East, along the southerly side of
Captain Kidd Drive, 75.00 feet;' ·
THENCE South 12 degrees 34 minutes 00 seconds East, along the division line between lots 166

THENCE South 75 degrees 19 minutes 10 seconds West, 37.67 feet to the easterly side of Linda
Road;
THENCE North 12 degrees 34 minutes 00 seconds West along the easterly side of Linda Road,
108.72 feet to the extreme southerly end of the curve first mentioned;
THENCE Northeasterly along said curve bearing to the right, having a radius of 25.00 feet a
distance of39.27 feet to the point or place of BEGINNING.
The grantors are the same persons described as grantees in deed recorded in Liber 11785 page 574.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any street
and roads abutting the above described premises to the center lines thereof; TOGETHER with the
appurtenances and all the estate and rights of the party of the first part in and to said premises; TO
HAVE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever.

AND the p~rty of the first part, in compliance with Section 13 of the Lien Law, covenants that the
party of the first part will receive the consideration for this conveyance and will hold the right to
receive such consideration as a trust fund to be applied first for the purpose of paying the cost ofthe
improvement and will apply the same first to the payment of the cost of the improvements before
using any part of the total of the same for any other purpose.
