August 16, 1922, File NO. 156, which is more partic~larly bounded and
described as follows:

BEGINNING at a point on the northerly side of Broadwaters Road at the
southeasterly corner of the premises to be described herein which is also
the southwest corner of Lot 180 on the aforesaid map;
RUNNING THENCE Westerly along the arc of a curve bearing to the right
having a .tie line of south 80 degrees 17 minutes 50 seconds west distance
of 126.77 feet to the southeast corner of Lot 182 on the above map.
THENCE North 3 degrees 15 minutes 50 seconds west, 511.83 feet to
Broadwaters Cove;
THENCE Easterly along Broadwaters Cove along the arc of a curve which bears
to the left on a tie line bearing, north 77 degrees 46 minutes 17 seconds east,
72.99 feet to the westerly side of Lot 180 on the aforesaid map;
THENCE South 9 degrees 18 minutes 20 seconds east along the westerly line
of Lot 180, 511.83 feet to the northerly side of Broadwaters Road, the
point or place of BEGINNING.
BEING the same premises conveyed to the Grantors herein by Deed from
A. Anthony Piscano, dated 9/26/78, and recorded in Suffolk County on
9/29/78 in Liber 8507, Cpo 74.
Said premises being known as 150 Broadwaters Road, Nassau Point,
Cutchogue, New York.
TOGETHER with all right, title and interest, if any, of the party of lhe first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the part~ of the flfSt part covenants that th~ party of the first part has not done or suffered anything
whereby the saId premises have been encumbered In any way whatever, except as aforesaid.
AND the party. of the. first part, in compliance w~th Section 13 of the. Lien Law, covenants that the party of
the first part wl11 receive the conslderatlOn for th1s conveyance and WIll hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
