8275 Skunk Lane, Cutchogue, New York 11935;
party of the first part, and
residing at
TEE JOHN L. SAVONA IRREVOCABLE TRUST, under agreement
dated March 5, 2008, Joseph Savona, residing at 39
Valentine Road, Shoreham, New York 11786 as Trustee; and
TEE ROSE MARIE SAVONA IRREVOCABLE TRUST, under agreement
dated March 5, 2008, Joseph Savona, residing at 39
Valentine Road, Shoreham, New York 11786 as Trustee; t__o
each a one-half interest in the premises;
party of the second part,
WITNESSETH, that the party of the
first part, in
consideration of Ten Dollars and other valuable
consideration paid by the party of the second part, does
hereby grant and release quitclaim unto the party of the
second part, the heirs or successors and assigns of the
party of the second part forever, all of the party of the
first part's interest in
ALL that certain plot, piece or parcel of land, with
buildings and improvements thereon erected, situate, lying
and being at Cutchogue, in the Town of Southold, County of
Suffolk and State of New York, bounded and described as
follows:
BEGINNING at a point on the northerly side of Bay Avenue
distant 200 feet westerly as measured along the northerly
side of Bay Avenue from land now or formerly of Messenger;
RUNNING THENCE along land now or formerly of Kron North 4
degrees 07 minutes West 230 feet to land of Schmeckpeper;
RUNNING THENCE along said land South 87 degrees 01 minutes
20 seconds west 100 feet to the easterly line of Pine Tree
Road;
RUNNING THENCE South 4 degrees 07 minutes East along the
said easterly line of Pine Tree Road 230 feet to Bay
Avenue;
RUNNING THENCE along the northerly line of Bay Avenue
North 87 degrees 01 minute 20 seconds East 100 feet to the
point or place of BEGINNING.
TOGETHER with all the right, title and interest of the
party of the first part in and to Bay Avenue and Pine Tree
Road.
TOGETHER with access to the water over Meadow Lane and
Redwood Road each being fifty (50) feet wide, all as shown
on the map of Nassau Farms filed in the office of the
Suffolk County Clerk as Map No. 1179, of which the land
described her6in is a part.
BEIN~ AND I~T~NDED TO BE the san~ premises conveyed to the
Grantor by Deed dated September 8, 1969 and recorded in
the Suffolk County Clerk's Office on September 15, 1969 in
Liber 6623 page 139, 'the Grantor being the same person
described as the Grantee in said Deed.
Together with all right, title and interest, if any, of
the party of the first part in and to any streets and
roads abutting the above-described premises to the center
lines thereof;
Together with the appurtenances and all the estate and
rights of the party of the first part in and to said
premises;
To have and to hold the premises herein granted unto the
party of the second part, the heirs or successors and
assigns of the party of the second part forever.
And the party of the first part covenants that the party
of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way
whatever, except as aforesaid.
And the party of the first part, in compliance with
Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this
conveyance and will hold the right to receive such
consideration as a trust fund to be applied first for the
purpose of paying the cost of improvement and will apply
the same first to the payment of the cost of the
improvement before using any part of the total of the same
for any other purpose. The word "party" shall be
construed as if it read "parties" whenever the sense of
this indenture so requires.

executed this Deed the day and year first above written.
