WITNESSETH, that the parties of the first part, in consideration of Ten Dollars and
other valuable consideration paid by the party of the second part, do hereby grant ahd
release unto the party of the second part, the heirs or successors and assigns qfthe party

County, New York, known and designated as Lot No. 54 on map entitled "Map of Moose
Cove at East Cutchogue, Town of Southold, Suffolk County, N.Y.", prepared by Otto W.
Van Tuyl & Son fi.om surveys completed June 14, 1960 and filed in Suffqlk County
Clerk's Office on August 30, 1960- as Map No. 3230.
TOGETHER with all right, title and interest, if any, ofthe parties of the
first part in and to any streets and roads abutting the abo~re described premises to the
center lines thereof,
TOGETHER with the appurtenances and all thc estate and rights of~hc parties
of.the first part in and to 'said premises,
TO HAVE AND TO.HOLD the premises herein granted unto the party of thc
second part, thc heirs or successors and assigns of the part~, of the second pan forever.
RESERVING TO THE GRANTORS, and each of them, a Life Estate in the
premises.
BEING AND INTENDED to be the same premises conveyed to the parties of the
first part by deed dated July 10, 1962 and filed in the Suffolk County Clerk's Office on ·
July 23, 1962 in Liber D0005200at Page 510.
AND the pm'ties of the first part covenants that the parties of the first part have not
done or suffered anything whereby the said premises have been encumbered in any way
whatever, except as aforesaid.
AND the parties of the first part, in compliance with §13 of the Lien Law,'
cov~:nants that th~ parties of thc first part will receive the consideration for this
conveyance and will hold the right to receive such consideration as a trust fund [o be
applied first for the purpose of paying the cost of the improvement and will apply the
same first to the payment of the cost of thc improvement before.using an~ part of thc total
of the same for any other purpose.
The word "party" shall be'construed as if it read "parties" whenever the sense of this
indenture so requires.
