Catherine M. Meyn, Trustee of the Catherine M. Meyn Revocable Living Trust dated May 21, 2008, with an address
at 4685 Great Peconic Bay Bivd, Laurel, New York 11948
party of the second part,
WITNESSETH, that the party of the first part, in consideration of
ZERO dollars
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forover,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being at Laurel, in the Town of Southold, County of Suffolk and State of New York, bounded and
described as follows:
BEGINNING at a monument set on the northerly side of Peconic Bay Boulevard at the southeasterly comer of
the premises herein described, and the southwesterly comer of lands now or formerly of J. Blair Young; running
thence South 30° 7' West 75 feet along the northerly side of Peconic Bay Boulevard to a monument; running
thence North 59° 53' West 200 feet along lands now or formerly of Floyd E. Jones to a monument. Running
thence North 30° 7' East 249.98 feet along lands now or formedy of J. Blaire Young to a monument; running
thence South 18° 42' East 265.74 feet along lands now or formedy of J. Blair Young to the monument at the point
or place BEGINNING.
TOGETHER with an non-exclusive right of way in common with others for access between Peconic Bay
Boulevard and Peconic Bay 10 feet in width running from Peconic Bay Boulevard to high water mark of Peconic
Bay, easterly line of said right of way being described as follows:
COMMENCING at a concrete monument set in the southerly line of Peconic Bay Boulevard at the northwest
corner of land now or formerly of Robert Seely and running thence South 17° 36' 50" East 55 feet, more or less,
to the high water mark of Peconic Bay.
TOGETHER with another non-exclusive right of way 30 feet by 30 feet in common with others to be used for the
purpose of parking and turning around motor vehicles. Said right of way is more particularly described as
follows: the northeast corner of said right of way is a point on the westedy line of the above mentioned ten foot
right of way and the said point is 327 feet south of the northwest comer of the above mentioned ten foot dght of
way. The northerly and southerly lines of said dght of way are parallel to the southerly lines of said right of way
are parallel to the southerly line of Peconic Bay Boulevard and the westerly line is parallel to the westerly line of
the ten foot right of way above mentioned.
BEING AND INTENDED TO BE the same premises conveyed by deed dated May 29, 1981 and recorded in the
Suffolk County Clerk's Office June 4, 1981 in Liber 9012 Page 180.
This Deed was prepared at Grantor's request without examination or opinion of title.
TOGETHER with all right, title and interest of the party of the first part in and to any streets and roads abutting the
above described premises to the center lines theroof, TOGETHER with the appurtenances and all the estate and
dghts of the party of the first part in and to said premises. TO HAVE AND TO HOLD the premises heroin granted
unto the party of the second part, the heirs or successors and assigns of the party of the second part forever.
AND the party of the first part convents that the party of the first part has not done or suffered anything wheroby
the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first
part will receive the consideration for this conveyance and will hold the dght to receive such consideration as a trust
fund to be applied for the purpose of paying the cost of the improvement and will apply the same first to the
payment of the cost of the improvement beforo using nay part of the total of the same for any other purpose.
The ward 'party" shall be construed as if it road "parties" whenever the sense of this indenture so requires.
