WITNESSETH, that the party of the first pa_n, in consideration ofTen Dollars and other valuable

the second part, the heirs or successors and assigns of the party of the second part forever,

York, known and designated as lot number 7, on a certain map entitled, "Map of Deer Park
at Mattituek" Town of Southold, County of Suffolk and State of New York, owned and
develnped by Joseph Deerkoski, and filed in the Suffolk County Clerk's Office on July 25,
1960, as map number 3204.
BEING and intended to be the same premises conveyed to party of the first part by Deed dated
June 25, 1973 and recorded July 5, 1973 in the Suffolk County Clerk's Office in Libcr 7433 page
524.
SAID PREMISES KNOWN AS 220 CINDY LANE, MATTITUCK, NEW YORK
TOGETHER with all fight, title and interest, if any, of the party of the first part in and to any streets and roads abutting
the above described premises to the center lines thereof; TOG ETH ER with the appurtenances and all the estate and rights
of the party of the first part in and to said premises; TO IIAVE ANI} TO trOLl) the premises herein granted milo the party
of the second part. the heirs or successors and assigns of the party of the second part forever.
AND the part)' of the first part covenants that the party of the first pan has not done or suffered anything whereby the said
prereises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first part will
receive the consideration for this conveyance and will hold the right to receive such consideration as a trust fund to be
applied first for the purpo -'e of paying the cost of the improvement and will apply the same first to the payment of the cost
of the improvement before using any' part of the total of the same for any other purpose.
The word "party" shall be construed as ifil read "parties" whenever the sense of this indenture so requires.
