WITNESSETI;I, that the party of the first part, in consideration of ten dollars and other valuable consideration
paid by the party of the second part, docs hereby grant and release unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate, lying
and being in the Mattituck, Town of Southold, County of Suffolk and State of New York, known
and described as lot # 179 on a certain map entitled, "Captain Kidd Estates," filed in the office of
the clerk of the County of Suffolk on January 19, 1949 as Map # 1672.
BEGINNING at a point on the northerly side of Ruth Road at the extreme easterly end of a
curve which connects the northerly side of Ruth Road and the easterly side of Zena Road;
RUNNING THENCE northwesterly along a curve bearing to the right with a radius of 25.00
feet a distance of 39.27 feet to a point on the easterly side of Zena Road;
THENCE north 12 degrees 34 minutes 00 seconds west 65.00 feet along the easterly side of
Zena Road;
THENCE north 77 degrees 28 minutes 00 seconds cast 111.37 feet;
THENCE south 9 degrees 39 minutes 10 seconds east 90.12 feet to a point on the northerly side
of Ruth Road;
THENCE south 77 degrees 26 minutes 00 s~conds west 81.79 feet along the northerly side of
Ruth Road to the point or place of BEGINNING.
SAID PREMISES being known as and by street number 70 Zena Road, Mattituek, New York.
Being and intended to be the same premises conveyed to the grantor(s) herein by deed dated
7/2/86, and recorded 8/11/86 in Liber 10077, page 174 in the Office of the City Register of
Suffolk County.
TOGETHER with all right, title and interest, if any, of the party of th!, first part in and to any streets and roads
abutting the above described premises to the center lines thereof: TOGETHER with the appurtenances and all the
estate and rights of the party of the first part in and to said premises: TO HAVE AND TO HOLD the premises
herein granted unto the party of the second part, the heirs or successors and assigns of the party of the second part
forever.
AND the party of the first part covenants that the party of the first part ho, not done or suffered anything whereby
the said premises have been encumbered in any way whalever, except as dforesaid.
