THIS INDENTURE, made tho ~- ~} day of February, 2008 between Pindar Associates,
having an address at 591-A Bicycle Path, Port Jefferson, New York 11776 ("Grantor"), and
Pindar Associates LLC, a New York limited liability company, having an address at $91-A
Bicycle Path, Port Jefferson, New York 11776 ("Grantee").
WITNESSETH:
That Grantor, in consideration of Ten ($10.00) Dollars paid by the Grantee, does hereby
grant and release unto thc Grantee, the heirs or sucecssors and assigns of the Grantee forever
.~I.I. that certain plot, piece or parcel of land, with the buildings and improvements
thereon erect~ed, situate, lying and being at Peeonic, Town of Southold, County of Suffolk and
State of New York, being more particularly described in Schedule A annexed hereto and made a
part hereof.
TOGETHER with all right, tide and interest, if any, of Grantor in and to any streets and
weds abutting the above described premises to the center lines thereof,
TOGETHER with the appurtenanees and all the estate and dghta of Grantor in and to said
premises,
TO HAVE AND TO HOLD, the premises herein granted unto the Grantee, the heirs or
successors and assigns of the Grantee forever.
BEING AND IN'I't~tqDED TO BE the same premises conveyed to Grantor by deed June
10, 1993 and being recorded in the Office of Clerk of the County of Suffolk on June 23, 1993 at
Liber 11634, Page 152.
AND Grantor, in compliance with Section 13 of the Lien Law covenants that the Grantor
will receive the consideration for this conveyance and will hold the right to receive such
consideration as a trust fund for the purpose of paying the cost of the improvement and will
apply the same first to the payment to the cost of the improvement before using any part of the
total of the same for any other puq~ose.
AND Grantor covenants as follows:
FIRST
That said Grantor is seized of the said premises in fee simple, and has
good right to convey thc same;
SECOND That the Grantee shall quietly enjoy the said premises;
THIRD That the said premises are free from encumbrances, except as aforesaid;
FOURTH
That Grantor will execute or procure any further necessary assurance of
the tide to said premises;
That said Grantor will forever warrant lhe tide to said premises;
Thc words "Grantor and Gramee" shall be construed as if they read "Grantors and
Great. es" whenever the sense of this indenture so requires.
