and described as follows:
BEGINNING at a point on the northerly line of Middle Road, the southeast corner
of the premises herein described, adjoining land now or iormerly of Frederick
Kreh on the East;
RUNNING THENCE along land now or formerly of Frederick Kreh, in a northerly
direction to mean high water mark of Long Creek (a branch of Mattituck Creek);
RUNNING THENCE in a westerly direction along the mean high water mark. of Long
Creek 175.00 feet more or less to land now or formerly of Epstein;
RUNNING THENCE along said land now or formerly of Epstein in a southerly direction
to thenortherly line of Middle Road;
RUNNING THENCE in an easterly direction along the northerly line of Middle
Road 125.00 feet to the point or place of BEGINNING. I

TOGETHER with all the right, title and interest of the party of the first part
of, in and to land below high water mark and under the waters of Long Creek,
adjacent to said premises.
BEING AND INTENDED TO BE the same premises conveyed' to the party of the first
part by deed dated 3/7/91 and recorded on 3/15/91 in the Suffolk County Clerk's
Office in Liber 11232 page 337.
TOGETHER with all right, title and mterest, if any, of the party of the first part of, in and to any streets and
roads abuttmg the above-described premises to the center lmes thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part m and to said premises; TO HAVE AND TO HOLD
the premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of
the second part forever.
AND the party of the first part covenants !bat the party of the first part has not done or suffered anything whereby
the said premises have been incumbered in any way whatever, except as aforesaid.
AND the party of the first part, m compliance with Section 13 of the Lien Law, covenants that the party of the
first part will receive the consideration for this conveyance and will hold the right to receive such consideration
as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same
first to the payment of the cost of the improvement before usmg any part of the total of the same for any other
purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.

Creek;
RUNNING THENCE along the mean high water mark of Long Creek the following five (5) tie line cou"rses and
