Little Bay Road, Orient, New York 11957, a~ Trustees; and

SUSAN S. DUFFE and JOSEPH W. DUFFE, both residing at 425
Little Bay Road, ,Or~ent, New York 11957, as Trustees; to
each a one-half interest in the premises;

'NITRISSITH, that the party of the first part, in
consideration of Ten Dollars and other valuable
consideration paid by the party of the secpnd part, does
hereby grant and release quitclaim unto the party of the
second part, the heirs or successors and assigns of the
party of the second part forever, all of the party of the
first part's interest in
ALL that certain plot, piece or parcel of land, with
buildings and improvements thereon erected, :situate, lying
and being at Orient, Town of Southold, county of Suffolk
and State of New York, being more particularly bounded and
described as follows:
BEGINNING at a point on the .easterly side; of a 50 foot
right of way distant 301.72 feet southerly from the
southerly side of Main Road;

:RUNNING THENCE North 79 degrees 43 minutes 40 seconds East
212.51 feet;
:RUNNING THENCE South 10 degrees 16 minutes 20 seconds East
380.00 feet;
:RUNNING THENCE South 79 degrees 43 minutes 40 seconds West
212.51 feet;
:RUNNING THENCE North 10 degrees 16 minutes 20 seconds West
380.00 feet to the point or place of BEGINNING.
BIIIIG AND III'.rBRDBD ~ BB the same premises conveyed to the
'Grantor by Deed dated May 22, 1995 and recorded in the
Suffolk County Clerk's Office on June 13, ,1995 in Liber
11728 page 980, the Grantor being the same person
described as the Grantee in said Deed.
'rogether with all right, title and intereli!t, if any, of
'the party of the first part in and to any streets and
:roads abutting the above-described premises' to the center
lines thereof;
'rogether with the appurtenances and all the estate and
rights of the party of the first part in and to said
premises;
'ro have and to hold the premises herein granted unto the
party of the second part, the heirs or ~uccessors and
,assigns of the party of the second part forever.
And the party of the first part covenants that the party
l:lf the first part has not done or suffered anything
whereby the said premises have been encumbered in any way
whatever, except as aforesaid.
And the party of the first part, in compliance with
Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this
conveyance and will hold the right to receive such
consideration as a trust fund to be applied first for the
purpose of p~ying the co~t of improvement and will apply
the same fJ.rst to the payment of the cost of the
improvement before using any part of the total of the same
for any other purpose. The word "party" shall be
construed as if it read "parties" whenever the sense of
this indenture so requires.
