This Indenture, made the 8th day of June. Two Thousand and Five

party of the fi rst part. and
THE THOMAS E. MURRAY, JR. REVOCABLE TRUST, under agreement
dated June 8. 2005. Thomas E. Murray. Jr. and Ursula A. Murray. both residing III
20075 Main Road. Orient. New York 11957, Trustees; and THE URSULA A.
MURRAY REVOCABLE TRUST, under agreement dated June 8. 2005, Ursula A.
Murray and Thomas E. Murray, Jr., both residing at 20075 Main Road. Orient, New
York 11957. Truslees; to each a fifty percent (50%) intere.~t in the premises as tenants
in common;

WIl'NESSETH, that the party of the first part, in consideration of Ten Dollars and
other valuable consideration paid by the party of the second part. does hereby grant
and release unto the party of the second part, the heirs or successors and assigns of
the pany of the second pan forever.

ALL, tliat certain plot. piece or pa'rcd of land. with buildings and improvements
thereon erected, situate, lying and being at Orient, Town of Southold, County of
Suffolk and State of New York, bounded and described as follows:
BEGINNING at a point on the nonherly side of Main Road at the southeasterly
comer of premises about to be described, said point of beginning being where the
southwesterly comer of land now or fonnerly of Genevieve K. Dwight intersects the
northerly side of Main Road;
RUNNING THENCE North 88 degrees 07. minutes 30 seconds West along the
northerly side of Main Road 166.24 feet to the easterly side of a Right of Way (33
feet wide);
THENCE North 4 degrees 54 minutes 50 seconds East along the easterly side of said
Right of Way 150 feet 10 land now or formerly of Katherine Miller;
THENCE South 88 degrees 07 minutes 30 seconds East along the last mentioned land
166 feet to land now or formerly of Genevieve K. Dwight;
THENCE South 4 degrees 49 minutes 00 seconds West along the last mentioned land
150.00 feet to southeasterly comer of the herein described premises at the point or
place of BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to the Gmntor by
Deed dated February 13, 1997 and recorded in the Suffolk County Clerk's Office on
March II. 1997 in Uber 11820 page 191.
Together with all right, title and interest, if any, of the party of the first pan in and 10
any streets and roads abutting the above-described premises to the center lines thereof;
Together with the appunenances and all the estate and rights of the party of the first
part in and to said premises;
To have and 10 hold the premises herein granted unlO the party of the second pan. the
heirs or successors and assigns of the party of the second pan forever.
And the party of the first part covenants that the party of the first part has not done or
suffered anything whereby the said premises have been encumbered in any way
whlllever. except as aforesaid.
And the party of the first part, in compliance with Section 13 of the Lien Law,
covenants that the party of the first part will receive the consideration for this
conveyance and will hold the right to receive such consideration as a trust fund 10 be
applied first for the purpose of paying the cost of improvement and will apply the
same first 10 Ihe payment of the cost of the improvement before usinll any part of the
Iotlll of the same for any other purpose. The word "party" shall be construed as if it
read .parties' whenever the sense of this indenture so ~uires.
In Witness Whereof, the party of the first part has duly executed this Deed the day
