WITNESSETH, that the party of the first part, in consideration ofTen Dollars and other valuable
consideration paid by the party of the second part, does hereby grant and release unto the party
of the second part, the heirs or successors and assigns of the party of the second part forever,
ALL that c~rtain plot, piece or parcel of land, with the buildings and improvements thereon
erected, situate, lying and being at Orient, Town of Southold, County of Suffolk and State of
New York, being more particularly bounded and described as follows:
BEGINNING at a point on the southerly side of a right-of-way (situate between lands now or
formerly of Parlton and lands or formerly of Mahaffy) distant 164.50 feet easterly from the':
corner formed by the intersection of said southerly side of the right-of-way and the easterly
side of a right-of-way known as Maple Lane and .the easterly side of a right-of-way known as
Birdseye Road, which last mentioned right-of-way runs southerly into the Main Road from
Greenport to Orient;
THENCE easterly from said point of beginning along the said southerly side of said right-of-
way South 83 degrees 59 minutes 40 seconds East 280.00 feet to a monument at the
northeasterly corner of the premises herein described and adjoining land now or formerly of
Parlton;
THENCE in a southerly direction, South 03 degrees 43 minutes 40 seconds West, 166.00 feet
along lands now or formerly of Pari ton to a monument at the southeasterly corner of the
premises herein described;
THENCE in a westerly direction, North 83 degrees 31 minutes 00 seconds West, 281.45 feet
along lands now or formerly of Welles and lands now or formerly of Schriever, to a monument
at the southwesterly corner of the premises hereindescribed; and

of way on the north adjoining said premises to the center line thereof, and with a free and
uninterrupted right of way over the remainder thereof in a westerly direction along the
northerly line of land now or late of Albert Erdman and thence southerly to the main highway
and also a free and uninterrupted right of way over the remainder thereof in an easterly
direction along the northerly line of land now or late of John Miller and thence southerly to the
main highway. '
TOGETHER with all of the right, title and interest of the party of the first part, in common
with others, of ingress and egress over the right-of-way upon which the above described
premises abut to and from the premises described herein over said right-of-way to the right-of-
way known as Birdseye Road to the Main Road, and also over the right-of-way upon which the
premises abut to and from the premises described herein over said right-of-way to another
right-of-waX to the east of the premises herein described and across said other right-of-way to
the Main Road.

deed from Raymond 1. Mount, Jr., dated April 25, 1985, and recorded August 15, 1985, in
the Office of the Suffolk County Clerk in Liber 9851, Page 579.
TOGETHER with all right, title and interest, if aroy, of the party of the first part in and to any
streets and roads abutting the above described premises to the center lines thereof; TOGETHER
with the appurtenances and all the estate and rights of the party of the first part in and to said
premises; TO HAVE AND TO HOLD the premises herein granted unto the party of the second
part, the heirs or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered
anything whereby the said premises have been encumbered in any way whatever, except as
aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that
the party of the first part will receive the consideration for this conveyance and will hold the
right to receive such consideration as a trust fund to be applied first for the purpose of paying the
cost of the improvement and will apply the same first to the payment of the cost of the
improvement before using any part ofthe total of the same for any other purpose.
