WITNESSETH, that the party of thc first part, in consideration of TEN DOLLARS ($10.00),
lawful money of the United States, paid by the party oftbe second part, does hereby grant and
release unto the party of thc second part, thc heirs or successors and assigns oftbe party of the
second part forever,
ALL that tract or parcel of land situate, lying and being at Peconic, in the Town of Southold,
County of Suffolk and State of New York, and being more fully bounded and described as
follows;
BEGINNING at concrete monument set at the southerly terminus of the easterly line ofthat
course of Wells Rod which runs South l9 degrees 59 minutes 10 seconds East, 897.49 feet as
measured along said easterly line of Wells Road from the Main Road, and running thence along
said line of Wells Road North 19 degrees $9 minutes 10 seconds West 100 feet to an iron pipe;
THENCE along land now or formerly of J. Scott, two courses, as follows:
1. On a line at right angles to said line of Wells Road, North 70 degrees 00 minutes
seconds .East 138.00 feet to an iron pipe;
2. On a line parallel to said line of Wells Road, South 19 degrees 59 minutes I 0 seconds
East 200.00 feet to an iron pipe to land of John Krukowski and his wife (Libor 5193

100 feet to the point of BEGINNIN(].
SUBJECT to a right of way over the southwesterly portion of the premises and now of
recorded in Deed of Joseph Krukowski and wife to John Krukowski and wife, dated 6/27/62 and
recorded in the Suffolk county clerks office in Libor $193, page 415.
BEING AND INTENDED TO BE the same premises conveyed to the party of the first part
by deed datad 8/18/75, recorded 8/19/75 in Liber 7893 Page 526.

AND the party oftbe first part, covenants that the party ortho first part has not done or
suffered anything whereby the said premises have been encumbered in any way whatever, except
as aforesaid.
AND the party of thc first part, in compliance with Section 13 of the Lien Law, covenants
that the party ortho first part will receive the considergtion for this conveyance and will hold the
right to receive such consideration as a u'ust fund to be applied first for the purpose of paying the
cost of the improvement and will apply the same first to the payment of the cost of the
improvement before using any part of the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever thc sense of this indenture so
requires.
