Thomas, Architect, last revised May 2008, and received on May 28, 2008, and determined that the demolition of an existing two-story single family dwelling and the construction of a new two-story single family dwelling is out of the Wetland jurisdiction under Chapter 275 of the Town Wetland Code and Chapter 111 of the Town Code. Therefore, in accordance with the current Wetlands Code (Chapter 275) and the Coastal Erosion Hazard Area (Chapter 111) no permit is required. Please be advised, however, that no construction, sedimentation, or disturbance of any kind may take place seaward of the tidal and/or freshwater wetlands jurisdictional boundary or seaward of the coastal erosion hazard area as indicated above, or within 100' landward from the top of the bluff, without further authorization from the Southold Town Board of Trustees pursuant to Chapter 275 and/or Chapter 111 of the Town Code. The applicant is proposing to demolish an existing two story single family dwelling which is located + 115' landward of an existing functional timber bulkhead. Applicant is proposing to construct a new two story single family dwelling which shall be constructed + 144' landward of the Apparent High Water Line and + 115' landward of an existing functional timber bulkhead. New dwelling shall have leaders and gutters which shall be located greater than 200' landward of the Apparent High Water Line and greater than 185' landward of the existing functional timber bulkhead.
