I.iber D00012533 of Deeds at page 392.
AGNES CIPPITELLI DIED a resident of G~cne County on thc I st day of August, 2007.
SUBJECT to covenants, conditions, restrictions and rights of way of record, if any.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets
and roads abutting the above described premises to thc center lines thereof,
TOGETHER with thc appurtenances and all the estate and rights of the party of the first part in and
to said premises,
TO HAVE AND TO HOLD the premises herein granted unto the party ofthe second part, the heirs
or successors and assigns of the party of the second part forever.
AND the party of thc first part covenants that thc party of thc first part has not done or suffered
anything whereby the said prcmiscs have bccn encumbered in any way whatcvcr, exccpt as aforcsaid.
AND thc party of the first part, in compliance with Section 13 of the Lien Law, covenants that thc
party of the first part will receive thc consideration tbr this conveyance and will hold thc right to
reccivc such consideration as a trust fund to bc applied first for thc purpose of paying the cost of the
impmvcmcnt and will apply the samc first to thc payment of thc cost of thc improvement before
using any part of the total of thc same for any other purpose.

ALL that cedain plot, piece or parcel of land, with the buildings af~d
improvements thereon erected, situate, lying and being at Arshamomaque, Town
of Southold, County of Suffolk and State of New York, bounded and described as
follows: /

BEGINNING at a point on the westerly line of land of Ruch, distant, on a course
South 31 degrees 43 minutes 00 seconds East 177.34 feet from a point on the
southerly line of the North Road (County Road 27) (said point marking tile
southeasterly corner of land of Georg~ Santis) and from said point of beginning;
RUNNING THENCE along the southerly line of land of said Santis, South 61
degrees 59 minutes 10 seconds West 74.44 feet to a point;
THENCE South 31 degrees 40 minutes 50 seconds East 130 feet more or less,
· to the ordinary high water mark of Arshamomaque Pond (Mill Creek);
THENCE in a general easterly direction, along the ordinary high water mark of
Arshamomaque Pond, about 74 1/2 feet more or less to land of Ruch;
THENCE North 31 degrees 43 minutes 00 seconds West, about 130 feet more
or less, to the point or place of beginning.
TOGETHER with a right of way for purposes of ingress and egress and for the
introduction of utility services, lines, mains, pipes over the northerly 20 feet of the
Land of Irene Miller, immediately adjacent on the west of the above described
premises to a 20 foot right of way known as Beverly Road, and thence, in
common with others northerly over said Beverly Road, about 185 feet to the
southerly line of the North Road;
TOGETHER, also, with an easement over the said right of way and over the said
lands of George Santis, Beverly Road, Old Cove Boulevard, and other lands of
the party of the first part of the North Road and the water main therein of the
Village of Greenport, to lay, relay, operate and maintain a water supply line
where the same is presently located, and two feet on either side thereof.
TOGETHER, also, with all of tile right title, and interest, if any, of the party of the
first part of, in and to the waters and the land lying under the waters of
Arshamomaque Pond in front of and adjoining said premises.
