particularly bounded and described as follows:
BEGINNING at a concrete monument on the westerly side of Grigonis Path distant southerly
along a tie line 80.00 feet from the comer formed by the intersection of thc southerly side of
Harper Road and the westerly side of Origonis Path; said point also being the division linc
between Lots 4 and 5 as shown on abovementioned map-'
RUNNING THENCE along the westerly side of Grigonis Path, South 20 degrees 56 minutes 00
seconds East, 140.00 feet to a concrete monument and the division line between Lots 3 and 4 as
shown on abovementioned map;
THENCE along said division line South 69 degrees 04 minutes 00 seconds West, 146.75 feet to a
concrete monument and land now or formerly of Waite/Wanlworth;
THENCE along sa!d land now or formerly of Waite/Wentworth, North 23 degrees 23 minutes 50
seconds West, 69.10 feet to land now or formerly of 1035 Oaklawn Avenue;

BEING AND INTENDED TO BE the same premises conveyed to the party of the first part by
deed dated February !.6, 1977, and recorded February 22, 1977, in the Office of the Suftblk
County Clerk in Liber 8194, Page 515.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any
streets and roads abutting the above described premises to the center lines thereof; TOGETHER
with the appurtenances and all the estate and rights of the party of the first part in and to said
premises; TO HAVE AND TO HOLD thc premises herein granted unto the party of the second
part, the heirs or successors and assigns of thc party of the second part forever.
AND the party of the first part covenants that the party oftbe first part has not done or suffered
anything whereby the said premises have been encumbered in any wa)' whatever, except as
aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that
the party of the first part will receive the consideration for this conveyance and will hold the right
to receive such consideration as a trust fund to be applied first for the purpose of paying the cost
of the improvement and will apply the same first to the payment of the cost of the improvement
before using any part of the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so
requires.
