WITNESSETH, that the party of the first part, in consideration of ten dollars and other valuable consideration paid by
the party of the second part, does hereby grant and release unto the party of the second part, the heirs or successors and
assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate, lying and
being in the Town of Southo1d, at Cutchogue, County of Suffolk and State of New York, bounded and described as
follows:
SEE SCHEDULE "A" ANNEXED HERETO.
BEING AND INTENDED TO BE the same premises described in the deed of the parties of the first part herein by deed
to Roger A. Cox and Helen L. Cox, his wife, from William G. Cox, dated 7/9/73, recorded in the Suffolk County
Clerk's Office on 7/24/73, in Liber 7449, Page 355.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and roads abutting
the above described premises to the center lines thereof; TOGETHER with the appurtenances, and also all the estate and
rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises herein granted unto
the party of the second part, the heirs or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby the
said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the first part
will receive the consideration for this conveyance and will hold the right to receive such consideration as a trust fund to
be applied first for the purpose of paying the cost of the improvement and will apply the same first to the payment of the
cost of improvement before using any part of the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.

SCHEDULE A-I (Description)
ALL that certain plot, piece or parcel of land, situate, lying and being in the Town of Southold, at Cutchogue, County of
Suffolk and State of New York, being known and designated as and by the Lot No. 55 and the westerly part of Lot No. 54
on a certain map entitled, "Map of Property of M.S. Hand, Section 2, at Cutchogue", and filed in the Office of the Clerk of
the County of Suffolk on May 12, 1939 under the File No. 1280, bounded and described as follows:
BEGINNING at a point on the southeasterly side of Track Avenue, distant 230.00 feet southwesterly when measured
along the southeasterly side of Track A venue from the comer formed by the intersection of the southeasterly side of Track
Avenue with the southwesterly side of Stillwater Avenue;
RUNNING THENCE South 40 degrees 58 minutes 40 seconds East, 168.23 feet to land now or formerly of H. Annabel
Estate;
THENCE South 50 degrees 42 minutes 20 seconds West along last mentioned land, 100.05 feet to the division line
between Lot Nos. 55 and 56 as shown on the above map;
THENCE North 40 degrees 58 minutes 40 seconds West along last mentioned division line, 165.30 feet to the
southeasterly side of Track Avenue;
THENCE North 49 degrees 01 minutes 20 seconds East along said southeasterly side of Track Avenue, 100.00 feet to the
point or place of BEGINNING.
THE POLICY TO BE ISSUED under this commitment will insure the title to such buildings and improvements on the premises which
by law constitute real property.
FOR CONVEYANCING ONLY: Together with all the right, title and interest of the party of the first part, of in and to the land lying
in the street infronl of and adjoining said premises.
