party of the second part,
WITNESSETH, that the party of the first part, in consideration ofTen Dollars and other valuable
consideration paid by the party ofthe second part, does hereby grant and release unto the party of
the second part, the heirs or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon
erected, situate, lying and being at Nassau Point, Town of Southold, County of Suffolk, State of
New York, known and designated as Lot 284 and part of Lot 285, as shown on a certain map
entitled "Amended Map A of Nassau Point", filed in the office of the Clerk of the County of
Suffolk on August 16, 1922 as Map #156, said part oflot 285 is more particularly bounded and
described as follows:

BEGINNING at a point on the south easterly side of Broadwaters Road said point being where
the division line between lots 285 and 284 on aforesaid map, intersects the said south easterly side
of Broad waters Road and from that point of beg inning:
RUNNING THENCE north easterly along the south easterly side of Broadwaters Road the
following tie line course and distance:
North 5 degrees 54 minutes 40 seconds East 55.25 feet.

Running thence South 49 degrees 54 minutes 20 seconds East 351. 00 feet;
Running thence South 51 degrees 40 minutes 40 seconds West 27.5 feet;
Running thence North 53 degrees 19 minutes 20 seconds West 315.00 feet along the division line
between Lots 285 and 284 to the point or place of beginning.

BEING AND INTENDED TO BE the same premises conveyed to the party of the first part by
deed dated January 15, 1982, and recorded February 5, 19~2, in the Office of the Clerk of Suffolk
County in Libc<r 9140, Page 5, and by deed dated March 14, 1983, and recorded May 5, 1983, in .
the Office ofthe Clerk of Suffolk County, in Liber 9354, Page 102.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any
streets and roads abutting the above described premises to the center lines thereof; TOGETHER
with the appurtenances and all the estate and rights of the party of the first part in and to said
premises; TO HAVE AND TO HOLD the premises herein granted unto the party of the second
part, the heirs or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered
anything whereby the said premises have been encumbered in any way whatever, except as
aforesaid.
AND the party ofthe first part, in compliance with Section 13 of the Lien Law, covenants that the
party of the first part will receive the consideration for this conveyance and will hold the right to
receive such consideration as a trust fund to be applied first for the purpose of paying the cost of
the improvement and will apply the same first to the payment of the cost of the improvement
before using any part of the total of the same for any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so
