party of the first part, and
ROBERT J. ENDERLE, JR., residing at 2417 Hawkcrest Drive East,
Jacksonville, Florida, 32259; DEBORAH A. CONRAD, residing at
12 Storybook Lane, St. James, New York, 11780; and RICHARD S.
ENDERLE, residing at 874 Riverboat Circle, Orlando, Florida, 32828
parties of the second part,
WITNESSETH, that the party of the first part, in consideration often dollars and other valuable
consideration paid by the party of the second part, does hereby grant and release unto the party of the
second part. the heirs or successors and assigns of the party of the second part forever,
ALL that ccriain plot, piece or parcel ofland, with the buildings and improvements
thereon erected, situate, lying and being at Mattituck, in the Town of Southold, County of
Suffolk and State of New York, more patiicularly bounded and described as follows:
BEGINNING at a spike set in the comer formed by the intersection of the northerly side
ofPeconic Bay Boulevard with the westerly side of Bay Avenue; RlTNNING THENCE
South 76 degrees 18 minutes 00 seconds West along the northerly side ofPeconic Bay
Boulevard 100.00 feet to a monument and land now or formerly of Benedict and Winifred
Scafidi; THENCE North 14 degrees 58 minutes 20 seconds West along said last
mentioned land 169.59 feet to a monument and land now or formerly of Walter Gaffney;
THENCE ?\otih 75 degrees 03'minutes 00 seconds East along said last mentioned land
100.00 feet to a pipe.set in the.westerly side of Bay Avenue; THENCE South 14 degrees
58 minutes 00 seconds East along the westerly side of Bay Avenue, 171.78 feet to the
point or placc of BEGINNING.
BEING AND INTENDED TO BE the same premises described in a celiain deed to the
party of the first part herein dated January 23, 1970 and recorded in the Suffolk County
Clerk's Office on January 26, 1970 in Liber 6696 of Deeds at Page 01.
Retaining, however, to Robert J. Enderle, the party of the first part, a life estate in the
premises, the right to live in the premises for the remainder of his life. Retaining to the
party of the flrst part, a special power of appointment to reapportion the percentage
interests between the parties of the second part.
The warranties stated herein shall run only for the benefit of Robert J. Enderle and his
lineal descendants.
TOGETHER with all right, title and interest, if any, of the party of the first part, in and to any
streets and roads abutting the above described premises to the center lines thereof; TOGETHER
with appurtenances and all the estate and rights of the party of the first part in and to said
premises; TO HAVE AND TO HOLD the premises herein granted unto the pariy of the second
part, the heirs or successors and assigns of the party ofthe second part forever.
AND the parties of the first pari, in Compliance with Section 13 of the Lien Law, covenant that
the parties of the first part will receive the consideration for this conveyance and will hold the
