HIS INDENTURE, made this 22nd day of October 2000
BETWEEN, LEONARD M. RIDINI, Sr. and KATHLEEN A. RIDINI, as husband and
wife, both residing at 260 Green Way Cutchogue, NY 11935, party of the first part,
and
KATHLEEN A. RIDINI, residing at 260 Green Way Cutchogue, NY 11935, party of
the second part,
WITNESSETH, that the party of the first part in consideration of TEN and 00/100 ($10.00)
DOLLARS and other valuable consideration paid by the party of the second part, does
hereby grant and release unto the party of the second part, the heirs or successors and
assigns of the party of the second part forever,
ALL that certain plot, piece, or parcel of land, with the buildings and improvements thereon
erected, situate, lying and being in the Town of Southold, County of Suffolk and State of
New York, know and designated as Lot no. 18 on a certain map entitled, "Map of Fairway
Farms" and filed in the Office of the Clerk of the County of Suffolk on February 15, 1974,
as Map No. 6066.
SAID PREMISES and the grantor(s) herein described being and intended to be the same
premise" and the grantee(s) as described in deed dated June 28, 1995 and recorded on July
26, ] 995 in liber 11734 page 862. The Premises being also known more commonly as and
by the street address of 260 Green Way (alk/a "Greenway") Cutchogue, ='lY 11935
TOGETHER with all right, title and interest, if any, of the party of the first part in and to
any streets and roads abutting the above described premises to the center lines thereof;
TOGETHER with the appurtenances and all the estate and rights of the party or the first
part in and 10 said premises; TO HA VI>: AND TO HOLD Ihe premises herein granted nnlo

part forever.
AND the party or the first part covenants that the party or the rirst part has not done or
suffered anything whereby the said premises have been encumbered in any way whatever,
except as aroresaid.
AND the party or the rirst part, in compliance with Section 13 or the Lien Law, covenants
that the party of the first part will reeeive the consideration ror this conveyance and will hold
the right to receive such consideration as a trust fund to be applied first for the purpose of
paying the cost of the improvcmcnt and will apply same first to the payment of the cost of
the improvement before using any part of the total or the same 1'01' any other purpose.
The word "party" shall be construed as if it read "parties" whcnevcr the semc or this
indenture so requires.
