WITNESSETH, that the party of the first part, in consideration of ten dollars and other valuable consideration paid by
the party of the second part, does hereby grant and release unto the party of the second part. the heirs or successors and
assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate, lying and
being iilhl1e at Mattituck, in the Town of Southhold, County of Suffolk and State of
New York bounded and described as follows:
BEGINNING at a monument on the southerly side of Ole Jule Lane which monument is
distant 42 feet westerly from a post on the southerly side of Ole Jule Lane which
post is 1221 feet more or less westerly from the westerly side of Krauss Road when
measured along the southerly side of Ole Jule Lane, which point of beginning is at
the northwesterly corner of land of Paul G. Edwards;
RUNNING THENCE South 7 degrees, 30 minutes, 00 seconds West along said 213 feet;
THENCE through a canal, North 49 degrees, 10 minutes, 40 seconds West 153.18 feet to
the easterly side of land nor or formerly of Arthur W. Hughes;
THENCE along said land North 16 degrees, 31 minutes, 10 seconds East 166.44 feet to
monument on the South side of Ole Jule Lane;
THENCE South 61 degrees, 58 minutes, 50 seconds East along the southerly side of
Ole Jule Lane 80 feet to a post; and
THENCE South 66 degrees, 58 minutes, 50 seconds East still along the southerly side
of Ole Jule Lane 28 feet to the point or place of BEGINNING.
TOGETHER WITH a right-of-way, if any, over a certain 25 feet private road leading
from the southerly line of New Suffolk Avenue southerly to Peconic Bay.
BEING AND INTENDED TO BE the same premises conveyed to the grantor herein by deed
dated August 28, 1997 and recorded in the Suffolk County .Clerk's Office on
September 9, 1997 in Liber 11850 cp 710.
TOGETHER with all right, title and interest, if any, of the party of the first part, in and to any streets and roads
abutting the above-described premises to the center lines thereof; TOGETHER with the appurtenances and all the
estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the premises herein
granted unto the party of the second part. the heirs or successors and assigns of the party of the second part forever.

AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the
first part will receive the consideration for this conveyance and will hold the right to receive such consider-
ation as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
