Hughes; THENCE along said land North 16 degrees, 31 minutes, 10 seconds East 166.44 feet to monument on the South side of Ole Jule Lane; THENCE South 61 degrees, 58 minutes, 50 seconds East along the southerly side of Ole Jule Lane 80 feet to a post; and THENCE South 66 degrees, 58 minutes, 50 seconds East still along the southerly side of Ole Jule Lane 28 feet to the point or place of BEGINNING. TOGETHER WITH a right-of-way, if any, over a certain 25 feet private road leading from the southerly line of New Suffolk Avenue southerly to Peconic Bay.
