Avenue; running thence along the northerly side of Stillwater Avenue
North 550 09' 20" East, 109,211 feet to other land of Nichols Prop-
erties, IHc.; running thence along said other land of Nichols
Properties, Inc. North 420 21' 40" West, 86.62 feet to land of
Hendrickson; running thence along said land of Hendrickson South
430 47' 00" West 104.47 feet to the easterly side of Fleets Neck Road;
running thence along the easterly side of Fleets Neck Road two courses
and distances as follows: (1) South 500 16' 30" East, 23.98 feet;
thence South 320 18' East 42.17 feet to t~monument and point or
place of BEGINNING.
TOGETHR with all the right, title and interest of the party of the
first part of, in ~d to a one-ninth undivided interest, for the pur-
pose of access to Eugene Creek by foot only, in the easterly portion
of Lot NO. 19 as shown on map entitled, "Map of Property of Nova
Realty Corporation Masp of Fleetwood Cove at Cutchogue, New York",
and filed in the office of the Clerk of the County of Suffolk on
July 1st 1938 as Map No. 1263, said portion being further described

BEGINNING at a point marking the easterly or southeasterly
end of said lot and running thence in a westerly direction along the
southerly line of said lot adjacent to Eugene Creek a distance of
40 feeti thence running in a northerly direction in a line parallel
to the westerly line of Lot No. 19 to a right of_way called
"Stillwat.er Roadn~ thence running in a southeasterly direction
along Stillwater Road to the point or of place of BEGINNING.
SAID PREMISES being kno~n as and by the street address of 4355
pequash Avenue, Southold, New York.
BEING the same premises conveyed to the party of the first part by
deed dated May 27, 1967 and recorded in the Suffolk County Clerk's
Office on June 5, 1967.

successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been incumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the totaI of the same for
allY other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
