Surrogate's Court, Suffolk County, New York on November 5, 2007 (File No 1922P2007) and by virtue
of the power and authority given in and by said last will and testament and/or by Article I I of the
Estates, Powers and-Trusts Law, and in consideration of THREE HUNDRED NINETY TWO
THOUSAND FIVE HUNDRED ($392,500.00) DOLI..ARS, paid by the party of thc second part, does
hereby grant and relcase unto the party of the second part, the distributees or successors and assigns of
the party of thc second part forever,
ALL that certain plot, piece or parcel of land with the buildings and improvements thereon erected.
situate, lying and being at Oreenport. Town of Southold, Suffolk County, New York, and being known
as part of l.ot 60 on a certain map entitled, "Map of S. Buel Corwin" filed in the Office of thc Clerk of
the County of Suffolk on 12/23/30 as Map No. 548. said part of lot lacing more particularly bounded and
described as Ibllows:
BEGINNING at a point on the northerly side of Wiggins Street, said point being distant 90.00 Ibet
easterly from the comer formed by the intersection of the northerly side of Wiggins Street and the
easterly side of Seventh Street;
TH ENCE fmm .said point of beginning, North 7 degrees 14 minutes 00 seconds East, along division line
between Lots 59 and 60 on aforementioned map, 107.67 feet to a point;
THENCE through Lot 60 on aforementioned map, North 89 degrees 32 minutes 10 seconds East, 60.32

BEING AND INTENDED TO BE the same premises conveyed to Paul F. Deduck and Catherine A.
Deduck by deed dated 9/29/1945 and recorded 10/3/1945, in the Office of the Suffolk County Clerk in
Liber 2490, Page 420.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center line thereof,
TOGETHER with the appurtenances, and also thc estate which thc said decedent had at the time of
decedent's death in said premises, and 'also the estate therein, which the party of the first part has or has
the power to convey or dispose of, whether individually, or by virtue of said will or ntherwise,
TO IIAVE AND TO HOLD the premises herein granted unto the party of the second pan, the
distributees or successors and assigns of the party of the second part forever.
AND the party of the first part covenants that the party of the first pan has not done or suffered anything
whereby the said premises have been incumbered in any way whatever, except as aforesaid.
AND thc party of the first part, in compliance with Section ! 3 of the Lien Law, covenants that thc party
of thc first part will receive the consideration for this conveyance and will hold the right to receive such
consideration as a trust fund to be applied first for the purpose of paying the cost of improvement and
will apply same first to the payment of thc cost of improvement before using any pan of the total of. the
same for any nthcr purpose.
The word "party" shall be construed as it' it reads "parties" whenever the sense of this indenture so
requires.
