party of the first part, and
Crisp Residential Properties LLC, c/o U.S. Trust Company, having an address at 114 West 47th
Street, New York, New York 10036, Attn.: M. Davey
party of the seoond pan,
WITNESSETH, that the party of the first pan, in consideration of Ten Dollars and other valuable
consideration paid by the pany of the second pan. docs hereby grant and release unto the party of the
second pan,the heirs or succ:c:ssors and assigns of the party of the sceond pan forever,
ALL that ccnain plot, piece or parcel of land. with the buildings and improvements th~reon erected,
situate, lying and located on Fishers Island, Town of Southold, County of Suffolk and State of New York,
more particularly described in Schedule A attached hereto and made a pan hereof.
BEING and intended to be the same Premises conveyed by deed dated February 4, 1980 from ~ohn
Gaston, Jr., Grantor to Peter O. Crisp and Emily R. Crisp, Grantees and recorded on February 25, 1980 in
the Suffolk County Clerk'sOmce in Liber 8782 page 418.
TOGETHER with all righi, title and interest, if any, of the pany of t1Je first pan in and to any streets and
roads abulling the above described' premisc;s to the center 'Iines thereof; TOGETIlER with the
appuncnanc:es and all the estate and rights of the pany of the first pan in and to said premi~s; TO HAVE
AND TO HOLD the premises herein granted unto the pany of the seoond part, the heirs or successors and
assigns of the party of the seeond pan forever. .
AND the pany of the first part oovenants that the pany of the first pari has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in complianu with Section 13 of tho Lien Law, covenants that the pany
of the first pan will receive the consideration for this eonveyance and will hold the right to receive such
consideration as a trust fund to be applied fint for the purpose of paying the eost of the improvement and
will apply tho same first to the payment of the eost of the improv~ment belore using any pan of the lotal
of the same for any other purpose. The word "party" shall be oonstrued as if it read "panies" whenever
the sense of this indenture so requires.

Schedule A
All that certain plot, piece or parcel of land. with the buildings and improvements thereon
erected, situate, lying and located on Fishers Islond, Town of Southold, County of
Suffolk, State of New York, being bounded and described as follows:
BEGINNING at a monument on the Nonhwcsterly line of Equestrian Avenue. said
monument being located 1545.88 feet North of a point which is 3409.32 fcc:t West of a
monument marking the United States Coast and Geodetic Survey Triangulation Station
"NIN" and thence running along said road line South 430 44' 20" West 103.40 ti.:et to an
iron pipe; thence North 250 26' 40" West 210.70 feet to a point; thence North 390 34' 00"
East 99.29 feet to an iron pipe; thence South 27" 12' 40" East 216.00 feet to the
monument at the point of begilUling.
Containing 20,037 sq. ft., more or less.
TOGETHER WITH an casement for ingress and cgress in common with the adjoining lot
formerly owned by John Gaston, Jr., over the first two hundred lifteen (215) leet of the
existing gnivel drive located on IlIDd contiguous with the propeny hereby conveyed,
beginning at the point where said gravel drive intersects with Equestrian Avenue and
continuing over said drive in a northerly direction for a distance of two hundred fiftc:cn
(215) feet provided, however, the Grantee has no right nor privilege to park any vehicle
or vehicles, or place any object or obstruction upon said gravel drive.
TOGETHER WITH the covenants and restrictions contained in the Deed dated February
4, 1980 recorded in the Suffolk County Clerk's Office on February 25, 1980 in Liber
8782 of Deeds, Page 418.
