Grantees, their successors and assigns forever,
ALL THOSE THREE (3) TRACTS OR PARCELS OF LAND situate, lying
and being in the Town of Southold, County of Suffolk and State of
New York, described as follows:
PARCEL ONE
ALL THAT CERTAIN PLOT, PIECE OR PARCEL OF LAND, with the
buildings and in~rovements thereon erected, situate, lying and
being at Mattituck, Town of Southold, County of Suffolk and State
of New York, bounded and described as follows:
BEGINNING at a monument on the northerly side of Naugles
Drive distant 199.69 feet easterly from the easterly line of land
now or formerly of J.Q.A. Ward Estate, which point of beginning
is where the easterly line of land now or formerly of Asphalts,
Inc., intersects the northerly side of Naugles Drive;
THENCE along the easterly line of land of Asphalts, Inc.,
North 21 degrees 33 minutes west 390 feet to the northerly line
of a bulkhead at Mattituck Inlet;
THENCE along said bul~head the following 4 courses and
distances;
Easterly 24 feet;
2. Southerly 66 ~ feet;
3. Easterly 45 feet;
4. Northerly 23 feet;
THENCE along the high water line of the Mattituck Inlet as
it now is in an easterly direction 30 feet to the westerly line
of land now or formerly of I. Vignes;
THENCE along land of I. Vignes, South 21 degrees 33 minutes
east 360 feet to the northerly side of Naugles Drive;
THENCE along the northerly side of Naugles Drive the
following 2 courses and distances:
1. Westerly along arc of curve bearing to the left having a
radius of 349.50 feet a distance of 61.07 feet;
2. South 70 degrees 09 minutes 10 seconds west 39.40 feet
to the point or place of beginning.

~Tz. THAT CERTAIN PLOT, PIECE OR PARCEL OF LAND lying and
situate at or near Mattituck Inlet, North of Village of
Mattituck, in the Town of Southold, County of Suffolk and State
of New York being more fully described as follows:
BEGINNING at a concrete monument set at the southwesterly
corner of the premises herein described and on the northerly line
of a 30 foot right of way on land of Stanley I. Naugles and on
the easterly line of land conveyed by said Stanley I. Naugles to
John Troyan;
RUNNING THENCE along said easterly line of land of John
Troyan, north 21 degrees 33 minutes west 200 feet; more or less,
and passing through a concrete monument near the shore of
Mattituck Inlet, to said Mattituck Inlet;
THENCE easterly along said Mattituck Inlet 100 feet more or
leas, to land heretofore conveyed by Stanley I. Naugles to Ernest
P. Fuchs, by deed dated February 2, 1946;
THENCE along the last described land on a line parallel to
the westerly line above described and 100 feet therefrom,
measured at right angles thereto and passing through a concrete
monument about 26 feet from Mattituck Inlet South 21 degrees 33
minutes East 179 feet more or less to a concrete monument on the
northerly line of said 30 foot right of way; thence along said
northerly line of said right of way south 64 degrees 49 minutes
west 100.2 feet to the point or place of beginning.
ALL T~AT PLOT, PIECE OR PARCEL OF LAND lying, being and
situate at or near Mattituck Inlet, North of the village of
Mattituck, in the Town of Southold, County of Suffolk and State
of New York, being more fully bounded and described as follows:
BEGINNING at the northwesterly corner thereof on the
southerly side of a certain 30 foot right of way and being the
easterly line of lands heretofore conveyed by Stanley I. Naugles
to John Troyan,
RUNNING thence in an easterly direction along the southerly
side of said 30 foot right of way North 64 degrees 49 minutes
east a distance of 70 feet to a point in the easterly line of
lands of said Stanley I. Naugles,

RUNNING thence in a southerly direction South 21 degrees 33
minutes east a distance of 208 feet more or less to the northerly
line of Naugle~ Drive, a public highway;
R~NING thence in a general westerly direction along the
northerly line of Naugles Drive to the easterly line of the lands
of said John Troyan;
RUNNING thence in a general northerly direction along the
lands of said John Troyan to the southerly, side of the said 30
foot right of way and the point or place of BEGINNING.
PARCELS ONE, TWO and THREE BEING the same premises acquired
by Philomena Lizza by deed from Carlo Lizza dated July 10, 1969,
recorded August 5, 1969 in Liber 6598 of deeds at page 171, and
deed from Elia E. Lizza dated August 17, 1970, recorded August
18, 1970 in Liber 6792 of deeds at page 249. Th~ said Philomena
Lizza died September 25, 1990 a resident of Nassau County, New
York.
TOGETHER with all right, title and interest, if any, of the
above named decedent at the time of her death, in and to any
strips and gores between the above described parcel and adjoining
owners.
TOGETHER with all right, title and interest of the above
named decedent at the time of her death in and to all streets,
lanes, roads and rights of way traversing or adjoining the
premises herein above described, and the ponds, marshes, rivers,
lakes, creeks, waters, and lands under water located in, uDon or
adjoining the above described premises, and all littoral,
riparian and shore rights in any wise pertaining or belonging
thereto.
TOGETHER with the appurtenances and all the estate, rights
and interest which the said decedent had at the tima of her death
in and to the premises, and also the estate therein which the
Grantors have or have power to convey or dispose o~, whether
individually or in their fiduciary capacities or o~herwise;
TO HAVE AND TO HOLD the above granted premises unto the
Grantees, their successors and assigns forever.

And the Grantors covenant that t~ey-have not done or
suffered anything whereby the premises have been encumbered in
any way whatever, and
That this conveyance is made subject to the trust fund
provisions of Section Thirteen of the r.ien Law.
