473, Bell Hill Avenue, Fishers Island, New York 06390, party of the seeond part.
WITNESSETH, that the party ofthe first part, in consideration ofTen Dollars and No Cents ($10.00),
lawful money ofthc'United States, paid by the pany of the second part. does hereby grant and release unto the
party of the second part, the heirs or SUlCceSSOrs and assigns of the party of the second part forever,
ALL that certain plot. piece or parcel of land, with the buildings and improvements thereon erected.
situate, lying and being in the Fishers Island. Town of SOUl hold, County of Suffolk. State: of New York being
bounded and described on SCHEDULIE A annexed hereto.;
TOGETHER with all right,title and inlerest, if any. of the party ofthc first part in and to any streets and
roads abutting the above described premises to the ccnter lines thereof;
TOGETHER with the appurtenances and all the estate and rights of the party ofthe first part in and to
said pn:mises;
TO HA VE AND TO HOLD the premises herein granted unto the party of the second part, the heirs or
successors and assigns ofthc party of the second part forever.
AND the party of the first part, covenants that the pany of the first part has not done or suffered anything
when:by the said premises have been e,neumbered in any way whatever, cxcept as aforesaid.
AND the party of the first part, in compliance with Section 13 ofthe Lien Law. covenants that the party
of thl' first part will receive the consideration for this conveyance and will hold the right to receive such
consideration as a trust fund 10 be applied first for the purpose of paying the cost of the improvement and will
apply the same first to the payment of the cost of the improvement before using any part of the total ofthc same

SCHEDULE A
All that certain plot, parcel or piece of land situate, lying and being on Fishers Island,
Town of Southold, County ofSWfolk and State of New York, known and designated as Lot 2, as
same is shown upon a map entilled "Minor Subdivision Map Made for George R. Furse and
Charlotte Pamela Winthrop Furse, His Wife, Bell Hill Avenue" prepared by Richard H. Strouse:,
L.L.S. dated November 12, 1987 and filed in the Suffolk County"Clerk's Office on September
20, 1989 as Map Number 8815. Said premises being more particularly bounded and described as
fi)lIows:
BEGINNING at a point located upon the northerly line ofa25 foot wide right of way,
distant the foIl owing two (2) courses and distance from the intersection of the northerly line of
slid right of way and the wcsterly line of Bell Hill Avenue;
I) north 80 degrees 15 minutes 25 seconds west a distance of 106.00 feet;
2) south 80 degrees 49 minutes 15 seconds west a distance of 91.88 feet;
RUNNING THENCE south 80 degrees 49 minutes 35 seconds west, a distance of 353.76 feet to
a monument;
THENCE continuing south 80 degrees 49 minutes 35 seconds west, a distance of 40 plus or
minus feet to a point located upon the present shoreline of Little Hay Harbor;
THENCE northerly along the present shoreline of said Lillie Hay Harbor, as it winds and turns, a
distance of 136 plus or minus feet to a point;
THENCE north 89 degrees 11 minutes 53 seconds east, a distance of 57 plus or minus feet to a
point;
"tHENCE continuing north 89 degrees 11 minutes 53 seconds east, a distance of255.39 feet to a
point;
THENCE north 80 degrees 49 minutes 35 seconds east, a distance of 50.00 feet to a point;
THENCE south 25 degrees 44 minutes 26 seconds east, a distance of 88.82 feet to a the point and
place of BEGINNING.
