Triangulation Station "PROS" and running thence north 27 degrees 12 minutes
40 seconds west 339.75 feet to a large boulder with a T mark at the shore of
Hay Harbor, thence south 30 degrees 17 minutes 10 seconds east 128.18 feet
to a point, thence north 32 degrees 18 minutes 54 seconds east 54.77 feet to
a point, thence north 47 degrees 56 minutes 43 seconds east 40.33 feet to a
point, thence north 74 degrees 46 minutes 24 seconds east 31.90 feet to a
point, thence north 78 degrees 50 minutes 34 seconds east 42.66 feet to a
point on the dividing line between the herein conveyed tract and land now or
formerly of Tapscott, the last five lines running along the shore of Hay
Harbor, thence south 27 degrees 12 minutes 40 seconds east 174.50 feet to a
monument on the northwesterly line of Equestrian Avenue, abutting
northeasterly on land now or formerly of said Tapscott; thence south 43 degrees
46 minutes 40 seconds west 174.80 feet along the northwesterly line of
Equestrian Avenue to the point of BEGINNING.
