THIS INDENTURE, made the 1-5 day of September, two thousand six,
BETWEEN JOAN W. COX, now residing at 535 South Washington Street, Easton, Maryland 21601,

WILLIAM D. McCALL, 700 Glengarry Road. Philadelphia, PA 19118, ROBERT D. McCALL. 420 351h Avenue
South, Seattle, WA 98144, and THOMAS C. McCALL, 26271 Tunis Mills Road, Easton, MD 21601, as tenants
in common, each with an undivided one-sixth Interest,
party of the second part,
WITNESSETH, that the party of the first part, in consideration of zero and 00I10G----($0.00}---dollars paid by
the party of the second part, does hereby grant and release unto the party of the second part, the heirs or
successors and assigns of the party of the second part forever,
ALL that certain plot, plece or parcel of land, with the buildings and improvements thereon erected, situate, lying
and being at Fishers Island, Town of Southold, County of Suffolk and State of New York, being more particularly
bounded and described as follows:
BEGINNING at a point on the northerly side of Ocean View Avenue,'distant North 863.36 feet and West 3492,58
feet from the United States Coast and Geodetic Survey Trlangulatlon Station "PROS"; and
RUNNING THENCE North 58 degrees 56 minutes 00 seconds West along the northerly side of Ocean View
Avenue, 97.84 feet to land now or formerly of Joan W. McCall;
THENCE along last mentioned land the following two courses and distances:
1) North 34 degrees 00 minutes 00 seconds East, 142.00 feet; and
2) North 45 degrees 44 minutes 00 seconds West, 140.48 feet to the easterly side of Equestrian
Avenue;
THENCE northerly along the easterly side of Equestrian Avenue, the following two courses and distances:
1) North 40 degrees 36 minutes 50 seconds East, 73.60 feet; and
2) North 22 degrees 09 minutes 55 seconds East, 112.70 feet;
THENCE South 79 degrees 28 minutes 04 seconds East, 215.44 feet to a point;
THENCE North 33 degrees 53 minutes 45 seconds East, 108.15 feet to a point;
THENCE South 68 degrees 18 minutes 27 seconds East, 225.34 feet to a point;
THENCE South 46 degrees 45 minutes 19 seconds West, 386.32 feet to land now or formerly of Helen p,
McKown;
THENCE South 25 degrees 24 minutes 40 seconds West along the last mentioned land, 156.79 feeet to the
northerly side of Ocean View Avenue;
THENCE North 63 degrees 56 minutes 00 seconds West along the northerly side of Ocean View Avenue, 119.05
feet to the point or place of BEGINNING.
BEING AND INTENDED TO BE the same premises conveyed to the party of the first part by deed, dated as of
May 8, 1987and recorded in the Office oflhe Suffolk County Clerk on June 15, 1987 in Liber 10341 page 570.
TOGETHER with all right, tltIe and Interest, if any, of the party of the first part in and to any 5lreets and roads
abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all
the estate and rights oflhe party of the first part In and to said premises: TO HAVE AND TO HOLD the premises
herein granted unto the party of the second part, the heirs or successors and assigns of the party of the second
part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby
the said premises have been encumbered In any way whatever, except as aforesaid.
AND the party of the first part, In compliance with Section 13 of the Lien Law, covenants that the party of the first
part will receive Ihe consideration for Ihls conveyance and will hold the righl to receive such consideration as antrust fund to be applied first for the purpose of paying the cost of the Improvement and will apply the same first
to the payment of the cost of the Improvement before using any part of the total of the same for any other
purpose. The word 'party' shall be construed as If It read "parties" whenever the sense of this Indenture so
requires.
