unto the party of the second part, the heirs or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate. lying
and being at Fishers I$land, Town of Southold, County of Suffolk and Slate of New York, being more particularty
bounded and described as set forth on Schedule A hereto.
BEING AND INTENDED TO BE the same premises conveyed to the party of the first part by deed, dated March
13, 1987 and recorded In the OlflCBofthe Suffolk County Clerk on March 31,1987 in Liber 10283 page 523.
TOGETHER with all right, title and interest, If any, of the party of the first part in and to any streets and roads
abulling the above described premises to the center lines thereot. TOGETHER with the appurtenances and all
the estate and rights of the party of the first part In and to said premises: TO HAVE AND TO HOLD the premises
herein granted unto the party of the second part, the heirs or successors and assigns of the party of the second
part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything whereby
the said premises have been encumbered In any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 ofthe Lien Law, covenants that the party of the first
part will receive the co/lSlderation for this conveyance and will hold the right to receive such consideration as a
trust fund to be applied filst for the purpose of paying the cost of the improvement and will apply the same first
to the payment of the cost of the Improvement before using any part of the total of the same for any other
purpose. The word .party" shall be construed as If It read .parties. whenever the sense of this Indenture so
requires.

RUNNING THENCE along the westerly line of Oceanic Avenue North 19 degrees 57
minutes 10 seconds East, 245.53 feet to the southerly line of Midlothian Avenue:
THENCE along said Midlothian Avenue North 77 degrees 37 minutes 35 seconds West,
181.84 feet to a monument;
THENCE along said Avenue line North 58 degrees 18 minutes 50 seconds West, 79.76
feet to a monument and lands now or formerly of Albert H. Gordon;
THENCE the following five (5) courses and distances along lands now or formerly of Albert
H. Gordon:
(1) South 54 degrees 54 minutes 20 seconds West, 160.60 feet to a point;
(2) South 54 degrees 10 minutes 00 seconds East, 90.57 feet to a monument:
