party of the second part,

and other valuable consideration paid by the party of the second part, does hereby grant and release unto the
party ofthe second pan, the heirs or successors and assigns of the party of the second part forever,

and being at Fishers Island, Town of Southold, County of Suffolk and State of New York, being more panicularly
bounded and described as set forth on Schedule A hereto.
BEING AND INTENDED TO BE the same premises as Tax Lot 022.001 described in the deed, dated February
16,2001, and recorded in the Office of the Suffolk County Clerk on March 16, 2001 in Liber 12108 page 237.
TOGETHER with all right, title and Interest, if any, of the party of the first part In and to any streets and roads
abutting the above described premises to the center lines thereof; TOG ETHER with the appurtenances and all
the estate and rightS oflhe party oflhe first part In and to said premises; TO HAVE AND TO HOLD the premises
herein granted unto the party of the second part, the heirs or successors and assigns of the party of the second
part forever.

All that certain plot, piece or parcel of land, with the buildings and improvements thereon
erected, situate, lying and being at Fishers Island, Town of Southold, County of Suffolk
and State of New York, known, shown and designated as Lot No.2 on a certain Map,
entitled "Minor Subdivision Plan - Property of Frances B. Rauch, R. Stewart Rauch & John
C. Evans", which said Map was filed in the Office of the Suffolk County Clerk on August
11, 1994 as Map No. 9547, which said Lot No.2 is more particularly bounded and
described as follows:
BEGINNING at a monument at the northwesterly comer ofthe herein described tract, said
monument being located 1,469.85 feet North of a point which is 5,126.07 feet West of a
monument marking U.S. Coast and Geodetic Survey Triangulation Station "PROS"; and
RUNNING THENCE North 65 degrees 31 minutes 00 seconds East, 336.96 feet to the
high water mark of Hay Harbor;
THENCE southerly and southeasterly along the said high water mark of Hay Harbor, 270
feet, more or less to a point;
THENCE South 54 degrees 40 minutes 27 seconds West, 154 feet, more or less, to a
point;
THENCE South 43 degrees 24 minutes 16 seconds West, 226.66 feet to a point;
THENCE North 33 degrees 19 minutes 00 seconds West, 100.00 feet to an iron pipe;
THENCE North 18 degrees 36 minutes 00 seconds West, 216.92 feet to the monument
at the point of BEGINNING.
TOGETHER WITH a right-of-way 35 feet In width, the centerline of which being described
as follows:
BEGINNING at a point at the end of the third line in the above description, said point being
located 1,345.38 feet North of a point which is 4,846.19 feet West of a monument marking
U.S. Coast and Geodetic Survey Triangulation Station "PROS"; and
RUNNING THENCE South 46 degrees 53 minutes 00 seconds East, 77.52 feet to a point;
THENCE South 30 degrees 42 minutes 00 seconds East, 521.3 feet, more or less, to the
northerly end of Equestrian Avenue.
