bounded and described as set forlh on Schedule A hereto.
BEING AND INTENDED TO BE the same premises in which the respective undivided one-half (Yo) Interests were
conveyed to the pardes of the first pari by deed, dated September 18, 1996 and recorded In the Office of the
Suffolk County Clerk on March 14, 1997 In Uber 11820 page 714, and by deed, dated January 16, 1998 and
recorded in the Office of the Suffolk County Clerk or February 6, 1998 In Uber 11877 page 309, respectively.
TOGETHER with all right, title and interest, If any, of the party of the first pall in and to any streets and roads.
abutting the abOve described prerrises to the center lines thereof: TOGETHER with the appurtenances and all'
the estate and rights of the party of the first pall In and to said premises; TO HAVE AND TO HOLD the premises
herein granted unto the party of the' second pari, the heirs or successors and assigns of the party of the second
pari forever.
AND the party of the first pari covenants that the party of the first part has not done or suffered anylhlng whereby
the said premises have been encumbered In any way whatever, except as aforesaid,
AND the parly of the first part, In compliance with Section 13 of the Lien Law, covenants thai the party of the first
pari will receive the consideraUon for this conveyance and will hold the right to receive such consideration as a

All that certain plot, piece or parcel of land, with the buildings and il'Jllrovements thereon
erected, situate, lying and being at Fishers Island, Town of Southold, County of Suffolk
and State of New York, more particularly bounded and described as follows:
BEGINNING at a monument on the northeasterly line of Beach Avenue at the dividing line
between the herein described parcel and land formerly of Richard A. and Martha Howard,
said monument being located 97.44 feet North of a point which is 2267.90 feet West of
another monument marking the United States Coast and Geodetic Survey Triangulation
Station "PROS"; and
RUNNING THENCE along said land formerly of Howard North 7 degrees 15 minutes 45
seconds East 194.82 feet to a monument;
THENCE still along the last mentioned land North 57 degrees 29 minutes 00 seconds
West 58.88 feet to a monument and land now or formerly of Elizabeth M. Husband;
THENCE along said land now or formerly of Husband North 64 degrees 23 rrinutes 10
seconds East 182.49 feet to a point at the dividing line between the herein described
parcel and land now or formerly of Thomas W. Russell, Jr.;
THENCE along said land now or formerly of Thomas W. Russell, Jr. the following four (4)
courses and distances:
(1) South 25 degrees 36 minutes 50 seconds East 61.52 to an iron pipe;
(2) South 3 degrees 29 minutes 50 seconds East 103.50 to an iron pipe;
(3) South 14 degrees 5 minutes 51 seconds East 79.76 feet to an iron pipe;
(4) South 27 degrees 42 rrinutes 10 seconds East 123.91 feet to a point at the
northwesterly line of Beach Avenue; .;?
THENCE along the northwesterly line of Beach Avenue South 77 degrees 17 minutes 00
seconds West 97.53 feet to a monument;
THENCE along the northeasterly line of Beach Avenue North 67 degrees 38 rrinutes 00
seconds West 166.90 feet to the monument set at the point or place of BEGINNING.

TOGETHER WITH an easement and right-of-way for pedestrians and vehicles for the
benefit of and appurtenant to the above-described premises over and along the existing
driveway located on the premises adjoining the above-described prerrises on the east for
ingress and egress to and from Heathulie Avenl'e. said other premises being described
in that certain deed made to Thomas W. Russell, Jr., dated August 9, 1990 and recorded
in Liber 11207 page 005 on January 18, 1991.
ALSO TOGETHER WITH a permanent easement for the benefit of and appurtenant to the
above-described premises for the installation, connection, operation, flow and passage,
use, maintenance, repair and replacement of the water service line over, under, through
and across an easement area located on other premises adjoining the above-described

Thomas W. Russell. Jr., dated August 9, 1990 and recorded in Liber 11207 page 005 on
January 18, 1991, said easement area being ten feet in width and its center line being the
existing line for water service to the above-descrlbed premises as the same extends from
Heathulie Avenue across said other premises adjoining on the east to the division line
between the above-described premises and said other premises adjoining on the east.
ALSO TOGETHER WITH a permanent easement for the benefit of and appurtenant to the
above-described premises for the continued use and maintenance of any public service
utility lines that may cross said other premises adjOining the above-described prerrises on
the east and service the above-described premises.
