BEING AND INTENDED TO BE the same premises conveyed~William J. Secor, Jr.
and the said Bank of Boston Connecticut, as Trustees, by deed, dated August 19,
1987 and recorded in the Office of the Suffolk County Clerk on June 29, 1988 in
Liber 10634 page 437.
SUBJECT TO covenants, restrictions, easements and agreements set forth in
instruments recorded in the Office of the Suffolk County Clerk in Liber 10634
page 437, Liber 4513 page 57 and Liber 269 page 266 and any other covenants,
restrictions, easements and agreements of record.
TOGETHER with all right, title and interest, If any, of the party of the first part in and to any streets and roads
abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances and all
the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO HOLD the
premises herein granted unto the party of the second part, the heirs or successors and assigns of the party of
the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of the
first part will receive the consideration for this conveyance and will hold the right to receive such consideration
as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply the same
first to the payment of the cost of the improvement before using any part of the total of the same for any other
purpose. The word "party" shall be construed as if it read "parties" when ever the sense of this indenture so
requires.

ALL those certain plots, pieces of parcels ofland, situate, lying and being at Fishers Island,
in the Town of Southold, County of Suffolk and State of New York, being more particularly
bounded and described as follows:
Parcell:
BEGINNING at a merestone on the southwest corner of Heathulie Avenue and a branch
road from Ocean View Avenue and extending in a southerly direction along the west side
of Heathulie Avenue a distance of 82.3 feet to an angle in the highway, then deflecting to
the right 1 degree 24 minutes and extending a distance of 255 feet to another angle in the
highway deflecting 1 degree 12 minutes to the left and extending 193.9 feet along said
highway to a merestone, then the line deflects to the right 77 degrees 43 minutes and
extends in a westerly direction 185.2 feet to a merestone, then the line deflects to the right
91 degrees and extends a distance of 398.8 feet in a northwesterly direction to a
merestone set on the south side of the highway, then the line deflects to the right 81
degrees 54 minutes and extends along said highway 90 feet to a merestone, then
deflecting to the left 38 degrees 45 minutes and extending along the highway 189.3 feet
to a merestone, then the line deflects to the right 52 degrees 12 minutes and extends along
the highway 79.4 feet to a merestone which is the point of beginning. The above described
tract contains 2.60 acres.
Parcel II:
BEGINNING at a merestone on the west line of Heathulie Avenue at the southeast corner
of Parcell above described, opposite the golf grounds, and running thence westerly or
southwesterly along said Parcell to the merestone at the southwest corner of said Parcel
I; thence continuing the same course with the south boundary of Parcel III hereinafter
described, 30 feet to land now or formerly of A. F. Adams; thence southerly or southeasterly
with said land now or formerly of Adams, 226 feet more or less, to a merestone set for said
Adams southeast corner bound; thence easterly by and along land now or formerly of
Henry Bowers and Winifred Bartlett Shaw, 163 feet more or less, to a stake in the line of
Heathulie Avenue; thence northerly with Heathulie Avenue, 268 feet to the merestone at
the point of departure.
Parcel III:
BEGINNING at the merestone above described as standing at the southwest corner of
Parcell above described, and running thence westerly along Parcel II above described,
30 feet to land now or formerly of A.F. Adams; thence northerly or northwesterly with lands
now or formerly of Adams and lands now or formerly of Henry Bowers and Winifred Bartlett
Shaw in a line parallel to and 30 feet distant at right angles from Parcell above described
398 feet more or less, to Ocean View Avenue; thence easterly with Ocean View Avenue,
30 feet more or less to Parcell above described; thence southeasterly with said Parcell
above described, 398.8 feet to the merestone at the point of departure.
Parcel II contains 1.05 acres, more or less, and Parcel III contains .27 of an acre, more or
less.
