All that certain piece or parcel of land, situate, lying and
being on Fishers Island, Town of Southold, Coun~y of Suffolk and
State of New York, known, shown and designated as lots numbered One
(1), Two (2) ana Three (3), Section Four~een (14) on a certain map
enti~led "Map of lots on Fishers' Island embracing the Highland
Range between the Great Harbor and Atlantic Shore, filed in the
Office of the Clerk of the County of Suffolk, State of New York, on
~he 23rd day of September, 1878, and numbered 339, in said office,
excepting so much as has heretofore been conveyed to Arthur B.
Kinsolving and Sally Bruce Kinsolving, his wife, by deed dated
November 23, 1936, recorded in Suffolk County Clerk's Office in
Liber 3451 of deeds, at page 381 on the 17th day of December, 1952,
~he premises being hereby conveyed being specifically bounded and
described as follows:
BEGINNING at a stone monument in the southwes~erly line of
Halcyon Avenue, said monument being 1530.67 feet North of a point
which is 2241.01 feet West of another monument marking the United
States Coast and Geodetic Survey Triangulation Station"PROS"; and
thence running along said Avenue line North 36 degrees 03 minutes
30 seconds West 206.10 fee~ to another monument; thence along said
road line Nor~h 70 degrees 16 minutes 20 second West 128.25 feet;
thence south 54 degrees 23 minutes West 72.86 fee~; ~hence North 12
deg.:-ees 59 minutes 20 seconds West 17.0 feet; thence South 54
degrees 23" minutes West 11.0 feet ~o the northeasterly line of
Heathulie Avenue; thence along said Avenue line South 12 degrees 59
minutes 20 secondsEas~ 227.20 feet to another monument; thence
still along said Avenue line South 26 degrees 06 minutes 20 seconds
East 123.02 feet to another monument; thence North 53 degrees ~3
minutes East 117.25 fee~ to another monument; thence still North 53
