QUIT-CLAIM DEED
TO ALL PEOPLE TO WHOM THESE PRESENTS SHALL COME, GREETINGS:
DEBORAH L. EDWARDS, Successor Trustee of the RICHARD I. EDWARDS
TRUST AGREEMENT dated October 29, 1998, hereinafter referred to as Releasor

for the consideration of one dollar ($1.00) and other valuable consideration
received to her full satisfaction of DEBORAH L. EDWARDS, of 1759 North Honore
Street, Chicago, Illinois; and DENISE L. FOHLMEISTER, of Enzianweg 24, 82335
Berg, Germany, hereinafter referred to as Releasee
does remise, release, and forever QUIT CLAIM unto the said, DEBORAH L. EDWARDS
and DENISE L. FOHLMEISTER, their heirs, successors and/or assigns forever, all the
right, title, interest, claim and demand whatsoever as the said releasor has or ought to have
in or to that real property more particularly described on Schedule A.
To Have and to Hold the premises, with all the appurtenances, unto the said Releasee, its
heirs, successors and assigns, forever, so that neither the Releasor, nor his heirs nor any
other person under them shall hereafter have any claim, right or title in or to the premises, or
any part thereof, but therefrom they are by these presents forever barred and excluded.

SCHEDULE A
All that certain plot, piece or parcel of land, with the buildings and improvements thereon
erected, situate, lying and being at Fishers Island, Town of Southold, County of Suffolk and
State of New York, being bounded and described as follows:
BEGINNING at a drill hole in the walk on the southeasterly line of Crescent A venue, said
point being 3803.21 feet north of a point which is 1368.08 feet west of a monument
marking the United States Coast and Geodetic Survey Triangulation Station "PROS" and;
THENCE running northerly 83 degrees 42 minutes 30 seconds east 96.54 feet;
THENCE south 03 degrees 49 minutes 00 seconds east 307.45 feet to the northwesterly line
of Central A venue;
THENCE along said Central Avenue line South 79 degrees 30 minutes 30 seconds west
50.00 feet to a monument;
THENCE along the northeasterly line of Central Avenue North 78 degrees 15 minutes 10
seconds west 143.57 feet to a drill hole;
THENCE along said southeasterly line of Crescent Avenue, north 14 degrees 31 minutes 20
seconds east 285.08 feet to the point of BEGINNING. Containing 0.99 acres, more or less.
SUBJECT to a right of way 10 feet in width for utility lines crossing the herein conveyed
tract, the center line of said right of way being described as follows:
BEGINNING at a point on the said southeasterly line of Crescent Avenue said point being
3798.03 feet north of a point which is 1369.42 feet west of said "PROS" monument and;
THENCE running north 83 degrees 42 minutes 30 seconds east about 99 feet.
Reference may be had to a deed dated October 29, 1998 and recorded in the Suffolk County
Clerk's Office.
